Well, I don’t know how it’s possible, but today marks 39 years! This was my first picture, yes it was black and white…there were no colour ads. So many changes have occurred and certainly the bulk of those changes in the last decade. This last week we closed a waterfront sale for clients that I sold it to in 1992!!! That speaks for itself. I certainly wouldn’t be here boasting had it not been for all the amazing people Ive worked with over the years. Both clients and REALTORS….Thank you!!! 🎉🏠🤗

Ontario’s landlord/tenant rules have changed as of today, September 21, 2026. Here are 4 key updates you should know:

- N4 Notices: The payment period for unpaid rent has dropped from 14 days to 7 days.

-Persistent Late Rent: Paying rent more than 7 days late, at least 3 times within 6 months, now meets the new definition of persistent late payment.

-Personal-Use Evictions: With an N12 and 120 days’ notice, landlords no longer have to provide compensation in qualifying landlord-own-use situations.

- Eviction Hearings: Tenants seeking to raise certain other issues at a non-payment hearing must generally pay 50% of the rent arrears claimed beforehand.

• Keep vehicles and heavy equipment off it.
• Avoid planting trees or shrubs nearby.
• Direct rainwater away from the area.
