Market Snapshot

September’s average detached home price was $459,020, 10% above the five-year average. Condominiums averaged $287,877, 3% above the five-year average, while residential attached homes averaged $396,327.

Overall, September recorded 1,250 MLS® sales, down 10% from last September but in line with the five-year average. Active listings rose 14% year over year to 4,234, with detached home inventory increasing 20%. Condo sales saw the largest decline, down 23% from last September.

The average detached home price was $439,216, down 3% from last August but still 5% above the five-year average.

Condominiums averaged $283,715, up 2% from last August and 3% above the five-year average. Residential attached homes averaged $389,744, up 2% year over year and 8% above the five-year average.

Overall, August recorded 1,326 MLS® sales, down 5% from both last year and the five-year average. Active listings rose 13% year over year to 4,102.

Despite slower sales, year-to-date average prices for detached homes and condominiums reached record highs.

THE FALL MARKET IS COMING 🍂

I don’t know if it’s just me, but September has always felt a little like a new year.

The mornings get cooler. The afternoons are still warm. Evenings come a little earlier. School starts again, routines return, and life begins to find its rhythm after summer.

There’s something about it that makes you want to get organized, settle in and think about what you want the rest of the year to look like.

And sometimes, that includes home.
