TRREB's Market Watch Report for September 2025 Now Released 👀

September home sales increased in the Greater Toronto Area (GTA) compared to a year earlier, as more homebuyers sought to take advantage of more affordable monthly mortgage payments. Buyers continued to respon

GTA REALTORS® reported 5,592 home sales through TRREB’s MLS® System in September 2025 – up by 8.5% compared to September 2024. New listings entered into the MLS® System amounted to 19,260 – up by 4% year-over-year. On a seasonally adjusted basis, September home sales were up month-over-month compared to August 2025. In contrast, new listings were down compared to August, suggesting that market conditions may have tightened slightly in some segments.

The MLS® Home Price Index (MLS® HPI) Composite benchmark was down by 5.5% year-over-year in September 2025. The average selling price, at $1,059,377, was also down by 4.7% compared to September 2024.

Waterloo Region Market Stats for September 2025 Now Released 👀

In September, a total of 502 homes were sold in the Waterloo Region via the Multiple Listing Service® (MLS®) System of the Cornerstone Association of REALTORS® (Cornerstone). This represents a 4.7% decrease compared to the same period last year and a decline of 25.0% compared to the average number of homes sold in the previous ten years for the same month.

Total residential sales in September included 325 detached homes (down 4.1% from September 2024), and 91 townhouses (down 5.2%). Sales also included 51 condominium units (down 13.6%) and 34 semi-detached homes (up 6.3%).

In September, the average sale price for all residential properties in Waterloo Region was $753,162. This represents a 4.7% decrease compared to September 2024 and a 3.2% increase compared to August 2025.

TRREB's Market Watch Report for August 2025 Now Released 👀

August home sales reported by the Toronto Regional Real Estate Board (TRREB) were up on a year-over-year basis. Over the same period, home buyers benefitted from an even larger increase in the inventory of listings. Average selling prices continued to be negotiated downward due to the elevated choice across market segments.

Greater Toronto Area (GTA) REALTORS® reported 5,211 home sales through TRREB’s MLS® System in August 2025 – up by 2.3% compared to August 2024. New listings entered into the MLS® System amounted to 14,038 – up by 9.4% year-over-year.

The MLS® Home Price Index Composite benchmark was down by 5.2% year-over-year in August 2025. The average selling price, at $1,022,143, was also down by 5.2% compared to August 2024. On a month-overmonth seasonally adjusted basis, the MLS® HPI Composite and average selling price remained flat compared to July.

OMDREB Market Stats for July 2025 Now Released 👀

In the face of what is typically a slowdown in the market during the summer months, the Halton Region saw some key indicators pointing to underlying strength and buyer activity across all property types and municipalities.

Key Halton Region Highlights:

Average Price of Single Family Homes:
$1,394,739, down 5.3% from June and 9.3% year-over-year.

Transaction Volume:
424 sales in July, a 3.6% decrease from last month but up 17.1% from July 2024.

New Listings:
1,055 new listings hit the market, down 17.4% from June but up 7% year-over-year.

This reflects a market adjusting to both interest rate pressures and typical summer buyer behaviour, with many sellers choosing to delay listings until the fall market.

TRREB's Market Watch Report for July 2025 Now Released 👀

The Greater Toronto Area (GTA) experienced the best home sales result for the month of July since 2021. Sales were also up relative to listings, suggesting a modest tightening in the market compared to last year.

GTA REALTORS® reported 6,100 home sales through TRREB’s MLS® System in July 2025 – up by 10.9% compared to July 2024. New listings entered into the MLS® System totalled 17,613 – up by 5.7% year-over-year. On a seasonally adjusted basis, July home sales increased month-over-month compared to June 2025. New listings also rose compared to June, but by a much lesser rate. With sales increasing relative to listings, market conditions tightened.

The MLS® Home Price Index Composite benchmark fell by 5.4% year-over-year in July 2025. The average selling price, at $1,051,719, was down by 5.5% compared to July 2024. On a month-over-month seasonally adjusted basis, the MLS® HPI Composite and average selling price remained flat compared to June.

Mississauga Market Watch Report for June 2025 Now Released 👀

The number of homes sold in Mississauga via the MLS® System of the CornerstoneAssociation of REALTORS® (Cornerstone) totaled 528 units in June 2025. This was down by 4.3% from June 2024.

Home sales were 22.3% below the five-year average and 34.2% below the 10-year average for the month of June.On a year-to-date basis, home sales totaled 2,662 units over the first six months of the year. This was a substantial decrease of 17.7% from the same period in 2024.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $1,024,900 in June 2025, a decline of 6% compared to June 2024.
