Average home prices slipped 3.6% month-over-month to $1.11 million, with detached homes averaging $1.46 million. Both townhouses and condos experienced a pronounced decline in prices. Yet, it’s important to keep the broader perspective—since 2016, overall prices have climbed 37%. I've been watching Toronto's detached home market closely, and it's clear that momentum picked up in late Q2. We're seeing increased listing views, more showings, and a steady rise in offers—even after a slower start to the year. The most intense competition is happening in the $850K to $1.2M range, where multiple offers are still the norm for certain properties. Detached homes between $1.8M and $2.2M are also holding up well, while those in the $2.8M to $3.3M bracket are seeing slower movement due to higher inventory. Notably, more first-time buyers are stepping into the detached segment, but they're approaching negotiations with caution and clear price limits—walking away when sellers aren't flexible. Inventory for detached homes is shrinking as buyers continue to absorb new listings, a factor that, if it continues, could start to drive prices upward.
