When brokerages grow fast, cut corners, or prioritize profit over people, the risk does not land on the brokerage owners alone. January 2026 local market snapshot across Burlington, Hamilton, Milton, Mississauga, and Oakville.

Activity remains uneven by city. Burlington, Oakville, Mississauga, and Milton all saw fewer new listings and fewer sales compared to last January, with homes taking longer to sell and prices softening modestly. This reflects buyer caution and more deliberate decision making at today’s price points.

Hamilton stands out as the exception. New listings, sales activity, and average prices all increased year over year, showing continued demand and relative affordability compared to surrounding markets, even as days on market edged higher.

The takeaway is clear. This is no longer a one size fits all market. Neighbourhood, price band, and property type matter more than ever. Strategy needs to be local, realistic, and data driven.

January 2026 GTA market snapshot.

Average sale price sits at $973,289, down 6.5 percent year over year and 3.3 percent month over month. Sales slowed to just over 3,000 transactions while inventory continued to build, pushing months of inventory to 5.0. Homes are also taking longer to sell, with average days on market rising to 45.

By property type, detached homes remain the highest priced segment, while townhomes and condos continue to see the most price sensitivity. Condo prices, in particular, remain under pressure compared to last year, reflecting affordability limits and higher supply.

Overall, this is a more balanced market with increased choice for buyers and a clear message for sellers. Pricing and preparation matter more than ever.
