My clients were ready to move and and to bigger opportunities after making this their home for almost a decade. Over the years there was not much done to the home but it was kept immaculate which made my job a lot easier. With a small renovation budget of 7-10k and a little bit of free home staging I was able to present this home well enough to attract 30 showings in 1 week and 2 pre-emptive offers before the offer date. We priced it as per our expectations and with good presentation and we were able to pull 60k over asking!

One of the biggest reasons this was such a great feat was that the home did not have a finished basement. This factor was overcome by simply adding permitted drawings to make a legal basement unit. This is a high demand feature in Brampton. Having achieved the highest sold price on the street for this size of home with no basement left my clients very happy with the sale and ready to move on to the next venture.

Quite often we tend to spend thousands on renovations. Some invest in properties and renovate to flip for a profit; however, most people renovate to make a house a home. When renovating, adding the potential prospect of future value to your project can significantly impact the future value of your home.

Structural upgrades such as extensions, decks, sheds, secondary units, etc. are long lasting and quite often retain their value over time. They may need some revitalization at the point of sale, but the presence of that upgrade is always lasting.

Aesthetic upgrades such as flooring style, paint colour, and light fixtures have limited value. As time progresses the desired styles do as well. This is why flippers focus on aesthetic upgrades to suit the current market demand. These upgrades offer the most return as marketing and selling a home is a very visual task.

You can bet I keep track of every market demand and break it down as per demographic to best optimize the sale of a property. It's important to be aware of these factors when selling a home because they can mean the difference of thousands.

This Firm Friday is quite different from the usual. This Friday if like to showcase a transaction I closed that is a big step in my career. Hopefully today's tip will get you thinking more about your investment strategy and all the factors/analytics you use to choose properties. It's very important to have a strategy. The point of investing is always to get ahead of any market. Each strategy has its own methodology, but understanding what works best for your situation is the tough part. This requires applying risk analysis using your finances so your portfolio is geared towards losses and cashflow constraints you can handle. A collapsing portfolio can quickly drag any gains down to the negative, but having guards.in place and tweaking your strategies as your portfolio grows can lead to sustained growth.

For accelerated growth, you need to make more frequent transactions and pivots in your portfolios. This requires a large variety of strategy to allow you to pivot gains and take advantage of tax breaks, market fluctuations, optimized market strategies, and strong search analytics to pinpoint strong opportunities. It really is a full time job, and I strive to keep my average annual yield high. As a result, as of 2021 coming to a close of 4 years helping others invest, my average year over year yield is just above 50%. To be more exact this is for my active investors who have taken on my "Portfolio Management" package which requires a lot of information of their finances and complete portfolios; which allows me to continue to optimize their portfolio for gains. My clients on the non-managemnet side who have signed on just for my basic services are seeing 15-25% year over year returns. This is the real example I reflect on when I speak about "knowing your numbers".

Selling costs are getting to be in the tens of thousands and even over a hundred thousand. The biggest of these costs include selling costs, and land transfer when you purchase. Whether it be selling an investment or your primary, consider between 5-7% in total costs when you sell and purchase a property. Although this number had not changed significantly, the rising Ontario market has lead to these costs causing setbacks and even losses ok investments. The main costs to consider are below, and the ones with an "*" can be quite significant:

Selling:

- Realtor Fees*
- Mortgage Pre-payment Fees*
- Lawyer Fees

Buying:
- Land Transfer Tax*
- Lawyer Fees
- Title Insurance
- Inspection Fees
- Appraisal Fees

Money Monday! Below is a throwback to a beautiful winter purchase November of 2020.

This undervalued property showed amazing upside potential, and had such amazing flexabilities to be converted from a triplex to a seperately deeded single family homes for a massive appreciation boost. When we found the property it had distressed rents; however, with lending costs we were able to still keep a comfortable cashflow on the property. This aquisitions can today be converted into single family and modernized for a total of 70k with an amazing capital gain listed below. Usually I do not go for low cashflows on "investment" properties such as triplexes and would be much more comfortable in single families which yield much better appreciation; however, the unrealized value was too good to pass up.
