Comment LOT and I’ll tell you which trees on your lot are protected 👇

That tree isn’t yours to remove. In Oakville, any trunk 15 cm or wider at chest height is protected by by-law — permit required, even on your own land.

Keep it, and it gets a protection zone nothing can enter for the whole build. A 30 cm trunk means a 2.4 m radius. A 70 cm tree? 4.2 m — all the way around. No excavator, no material storage, nothing.

Most people find this out after they’ve bought the lot and drawn the house. Check before you firm up, not after.

This tree came down today. I couldn’t just do that.

In Oakville any trunk 15 cm or wider at chest height is protected by by-law — on private property, on your own land, doesn’t matter. Permit required.

That means an application, an arborist assessment, and a wait. If there’s a tree sitting in your future footprint, that goes in the schedule early or it holds up excavation.

And the trees I’m keeping cost me too — each one gets a protection zone that nothing enters for the entire build. Fencing goes up before the excavator arrives.

If there’s a tree where your house wants to go, find out what it takes before you buy the lot.

Your architect doesn’t decide your elevation in South Oakville. The by-law does.

In the RL “-0” zones, the rules are blunt: 9.0 metres from established grade to the highest point of the roof — the peak, not the midpoint — and a hard cap of 2 storeys.

Run the math and it gets real fast. Two storeys at 10’ and 9’ ceilings leave about 1.9 m for your ENTIRE roof rise. That steep gable from your Pinterest board? It costs you ceiling height. Ten-foot ceilings on both floors? Say hello to a flat roof.

And that’s before the rules nobody mentions until permit review: no floor area above the second storey, attic headroom over 1.8 m counting against your floor-area ratio, no balconies above the first floor, and the 50% front-wall rule that decides where your facade sits on the street.
