Things that I DID NOT see happening with this sale in a slow and down Toronto condo market.

1) That after almost 90 days on market we would end up in multiple offers.

2) That we would receive asking price.

But those things did happen.

What changed? Nothing on our end. Price was not low - if anything we were priced a slightly higher compared to recent sales. A price reducing was on the table to get a boost in showings.

Maybe it was the glimmer of Spring, or Trump’s tarriffs being called illegal. We will never know. But there were more showings booked on this place in the weekend it sold than in all the months before.

Has consumer confidence changed?
Will this trend continue?
For buyers - are we at the bottom of prices?
For sellers - is this the turn around you have been looking for?

Buyers are out and they are looking!

This house received 48 booked showings, and had 32 groups visit the open house. It needed a buyer looking for a major renovation project. My goal was to get as many buyers in as possible so they could see the potential in this property. To get this home ready for market being sold ‘as is’ required a lot of deep cleaning, removing furniture and gallons of white paint. The photography was really important as I knew this price point would have lots of views online. This preparation along with a solid data driven pricing strategy brought the buyers in. I knew this house would be too much work for many, but it still received a couple of offers. In the end my clients got a price and closing date they are thrilled with!
