The Housing Market stats are in for July! The Average Sale Price for all homes was $1,614,875. There were 126 Sales, 338 Active Listings down 13.8% from July 2022 and the Average Days on Market was 40 days and that is up from 30 Days in July 2022. There were 54 Days of inventory so it is still slightly favouring the Seller.

Good morning! The July housing market stats are in! The Average Price for the sale of all homes was $1,614,875, there were 126 Sales, 338 Active Sales and that was down 13.8% from July 2022 and homes took on Average 40 days to sell and that is up from 30 Days in July 2022.

There was 54 days of inventory at the end of July. It is slightly favouring the Seller. We are not seeing as many Sellers holding offers like we did earlier in the year. Interest rates went up slight and have slowed the real estate market temporarily.

Check out the 10 year plus average sale curve in another slide. The highest price was at the start of 2022 and bottomed near the start of 2023 and is going up slightly since then to look like a U.
