May 2026 Market Snapshot: Oakville, Burlington & Mississauga

The latest numbers are in, and one thing is clear: buyers have more choice than we've seen in quite some time.

Oakville
• Average Sale Price: $1,559,052
• 304 homes sold
• 1,240 active listings
• Average Days on Market: 32

Burlington
• Average Sale Price: $1,126,148
• 278 homes sold
• 833 active listings
• Average Days on Market: 30

Mississauga
• Average Sale Price: $971,047
• 568 homes sold
• 2,465 active listings
• Average Days on Market: 30

What does this mean?

More inventory gives buyers more options and more time to make decisions. For sellers, pricing and presentation matter more than ever to stand out from the competition.

Every neighbourhood tells a different story, and the headlines don't always reflect what's happening on your street.

Thinking about buying or selling? Let's chat about what these numbers mean for you and your goals.

😂 Realtor translation: When a listing says "Needs TLC"... it usually doesn't mean Tender Loving Care.

It often means time, effort, patience... and a healthy renovation budget!

As your Realtor, I'll always tell you the truth. Whether a home is a hidden gem, a great investment, or a project that's bigger than it appears, my job is to help you make informed decisions with no surprises.

Sometimes the best advice isn't what a client wants to hear — it's what they need to hear.

June in real estate always feels like a turning point. ☀️🏡

Families are thinking about summer moves, buyers are trying to get settled before fall, and sellers are focused on making the most of their home’s outdoor spaces and curb appeal.

It’s also a month where serious buyers are still actively looking — especially for homes that are priced and presented well.

If making a move has been on your mind, summer can be a great time to start the conversation and make a plan.

Buying your first home doesn’t have to mean finding your “forever home.” 🏡

One of the biggest misconceptions I hear is that your first purchase has to check every single box. The reality? Your first home is often a stepping stone — a place to start building equity, stability, and experience as a homeowner.

For some people, a starter home makes the most financial sense right now. For others, it may be worth waiting a little longer for a home that fits long-term goals and lifestyle needs.

There’s no one-size-fits-all answer. The right decision depends on your budget, timing, future plans, and what matters most to you.

That’s why having the right conversation before jumping into the market is so important.

Thinking about buying your first home but unsure where to start?
Let’s talk through your options and create a plan that works for you.

Outdoor living spaces have become such an important part of the home — and buyers are definitely paying attention. ☀️

A well-designed backyard can feel like an extension of the house, especially when there’s an outdoor kitchen involved. Built-in BBQs, prep space, seating areas, and even outdoor fridges are turning patios into true entertaining spaces.

It’s not just about looks anymore — it’s about lifestyle. People want spaces where they can relax, host family and friends, and enjoy summer evenings at home.

Would an outdoor kitchen be on your dream home wish list? 👇

There’s usually a moment when people start thinking about downsizing.
It might be:

• rooms that no longer get used
• too many stairs
• maintenance starting to feel like too much
• wanting more freedom to travel or simplify life

It’s rarely just about square footage. More often, it’s about finding a home that better fits this next chapter.

And truthfully, these conversations can be emotional. A home holds memories, routines, and years of life experiences.

If downsizing has been on your mind lately, I’m always happy to talk through your options and help make the process feel a little less overwhelming.
