DON’T FORGET THESE MAINTENANCE TASKS 🏡🔨🔧

Tasks like cleaning out your gutters, dusting and vacuuming your home, and weeding your garden come with regular, visible reminders. But how do you keep up with other seasonal maintenance chores that may not be as noticeable?
Here are some home maintenance tasks that help your home's systems run efficiently, so don't leave them off your to-do list:

**Large Appliances**

- Clean out your dryer vent. (Lint screens should be cleaned after each load of laundry.)
- Vacuum and wipe down the coils on the back of your refrigerator.
- Change or clean the filters in your dishwasher, refrigerator, and range hood.

**HVAC**

- Vacuum vents and clean out the ducts.
- Replace old air filters (at least every other month).
- Replace weatherstripping to reduce drafts.
- Test your thermostat.

**Plumbing**

- Flush the water heater.
- Check for leaks by examining walls, ceilings, cabinets, and pipes.
- If you have sprinklers, test the water pressure.

**Safety and Security**

- Test your smoke and carbon monoxide detectors, and replace the batteries if necessary.
- Ensure your security alarms and codes are working.
- Inspect your fence and gate for holes or vulnerabilities.
- Keep this checklist handy and review it at least once each season to help keep your home in good condition and your household safe.

Whether you're finding yourself up to your elbows in fresh fish due to a successful fishing season or you're simply your household's resident onion and garlic chopper, you'll appreciate these simple tips for quickly and efficiently removing lingering odours from your hands.

1. Salt and Lemon Scrub. Break down odour-causing molecules by rubbing your hands with a mixture of coarse salt and lemon juice for about 30 seconds. Rinse, then wash with warm water and soap.

2. Stainless Steel Swipe. Neutralize strong smells by rubbing your hands on the inside of your stainless-steel sink under cold running water for about a minute.

3. Toothpaste Cleanse. Massage plain white toothpaste into damp hands like hand soap. Wash and rinse thoroughly for a minty-fresh clean.

While an open concept floor design offers many advantages, it's important to consider both the benefits and drawbacks before deciding whether it's the right fit for your family and lifestyle.

THE PROS

1. More Natural Light. Fewer interior walls allow sunlight to flow more freely throughout the home, creating a and more inviting atmosphere.

2. Improved Social Connection. Parents can keep an eye on children while cooking, while conversations can continue easily between family members and guests in adjoining spaces.

3. Flexible Living Areas. Without fixed walls defining each room, homeowners have greater flexibility when arranging furniture and adapting the space to changing needs.

THE CONS

1. Noise and Odours. Without walls to separate rooms, sounds from televisions, conversations, and kitchen activity travel more easily throughout home, making it a challenge to find quiet, private places for work, study, or relaxation. In addition, cooking odours may linger in surrounding areas.

2. Visible Clutter. In an open concept layout, dirty dishes, cooking messes, and countertop clutter are much harder to hide from view.

LOOKING FOR A SIGN?

With all the busy preparation and seemingly endless details homeowners must navigate during the process of listing their home, there is one important question to keep in mind before the property starts to receive interest:
"Once I get an offer, how do I know if I should accept it?" Here are four key considerations to review before signing on the dotted line.

1. What are market conditions like in your area? Is it a buyer's market or a seller's market? How likely is it that your home could attract multiple offers?

2. Is the offer price fair? Review comparable sales in your neighbourhood with your sales representative to see how your offer compares to recent market activity.

3. Does the timing align with your schedule? If you've already purchased another home, are carrying two mortgages, or must relocate by a certain date, you may be more inclined to accept an offer with a faster closing.

4. What's the buyer's position? Has the buyer been pre-approved for financing? Do they also have a home on the market, making their offer conditional upon the sale of their property? Do they require a longer/ shorter closing period than you can accommodate?
