Your Home Is Getting Showings... But No Offers.
That can be incredibly frustrating.
The good news is that showings tell us something important.
They tell us buyers are interested enough to come through the front door.
So why aren't they writing offers?
Here are a few possibilities I look at with my sellers:
💰 Pricing.
Buyers compare your home with every other property they've seen. If they feel another home offers better value, they'll keep looking.
🏡 Presentation.
Sometimes it's the little things, like lighting, clutter, or deferred maintenance, that keep buyers from making an emotional connection.
📊 Competition.
Has a similar home just come on the market? Did another property sell for less? Buyers are always comparing.
📝 Showing feedback.
I pay close attention to recurring comments. If several buyers mention the same concern, it's worth looking at.
One thing I've learned over the years is that a home doesn't always need a major change.
Sometimes a small adjustment to the price or presentation is enough to create new momentum.
That's why I continually monitor the market after a home is listed. The strategy doesn't stop on launch day.
Every showing provides valuable information, and knowing how to interpret that feedback is one of the most important parts of selling a home successfully.
