Matthew Prior - GTHA Real Estate I have had an interest in buildings and architecture since childhood. Here, I honed professional skills in customer service, marketing and negotiation.

This passion led me to pursue a degree in Community Design at Dalhousie University, and subsequently, a career in real estate. My years in commercial real estate with an international brokerage entailed a strong focus on the bottom line. Transitioning to residential real estate was a natural step, as I enjoy the more personal connection with clients and my community. Having experienced numerous moves throughout my own life, I’m comfortable with helping guide & support others through the process. I was born on the West coast and schooled on the East coast, but Halton has been my home for over 30 years. Oakville, Burlington Waterdown & Dundas are my communities, where I work, volunteer, and dabble in some social golf. My wonderful wife Alicia and I currently reside in the Shoreacres neighbourhood of South Burlington, with our two children Finn & Kylie. If you ever see us out on a walk or at the local parks, don’t hesitate to stop and say “hey,” although the kids might beat you to it.

A Shift in Rates. A Moment to Reassess.

The Bank of Canada has announced a 25-basis-point increase to its key policy interest rate, bringing it to 2.50%.

As borrowing conditions evolve, thoughtful planning and a clear understanding of the market remain essential.

Real estate decisions are about more than today's interest rate. They're about timing, opportunity, and your long-term goals.

👻🏡 Mortgage Myths That Are Haunting Today’s Buyers

Buying a home comes with enough decisions — don’t let outdated mortgage myths make it feel even more intimidating. 🎃

💰 You always need a 20% down payment — Not necessarily. Depending on the purchase price and your circumstances, you may be able to buy with less.

📉 The lowest rate is always the best option — Rate matters, but mortgage terms, penalties and flexibility are important too.

🔑 A pre-approval guarantees your mortgage — A pre-approval is a helpful starting point, but final financing can still depend on your financial situation and the property.

💳 You need perfect credit to buy — Credit matters, but it’s only one part of the overall picture lenders consider.

⏰ You should wait for the “perfect” time to buy — There’s no one perfect market for everyone. Your budget, goals and personal timeline matter too.

Don’t let mortgage myths haunt your home search. 👻 Do your research, ask questions and speak with a qualified mortgage professional about what applies to your situation. 🏡🔑

Last year, right after the Santa Claus Parade, we opened up the office, warmed the hot chocolate, and invited family & friends in from the cold. It turned into one of my favourite mornings of the whole year.

So I’m doing it again. 🎅☕️

Save the date: The Post-Parade Party is back on Saturday, November 14, immediately following the Oakville Santa Claus Parade. Full details are coming soon…

For now, just know there’ll be a warm spot, treats, hot chocolate (and coffee) waiting for you and the kids.

🍂🏡 The Home Features That Matter Most When Temperatures Drop

As cooler weather settles in, the features you appreciate most in a home can start to change.

🔥 A cozy fireplace for chilly evenings
🪟 Energy-efficient windows to help keep the warmth in
🌡️ Reliable heating and smart temperature control
🚗 An attached garage for cold mornings
🥾 A functional mudroom for coats, boots and wet weather
💡 Warm lighting for those shorter days
🏠 Proper insulation to keep your home comfortable
🧺 Plenty of storage for all that seasonal gear

Some of the best home features aren’t always the ones you notice first — but once the temperature drops, they can make all the difference. 🍁🤎

What’s one cold-weather feature you couldn’t live without?

Leaf season in Oakville 🍂

The Town’s 2026 Loose Leaf Collection runs October 26 to December 4. Here’s when crews will be on your street:

Zones 1, 2, 3 & 7: Oct 26–30 · Nov 9–13 · Nov 23–27
Zones 4, 5, 6 & 8: Nov 2–6 · Nov 16–20 · Nov 30–Dec 4
Zone A: Nov 16–23
Zones B & C: Nov 20–27

A few things to know before you rake:

Pile loose leaves on the boulevard or shoulder, not over storm drains, in bike lanes or in ditches
Have them out by 7 a.m. on the first day of your zone’s window, and no more than 7 days early
Leaves only: no garbage, brush, branches, large twigs or stones

Once your street has been collected, crews won’t come back until the next scheduled pickup. Mixed or late piles are left behind, but any leftovers can be bagged for Halton Region yard waste.

Save this one for the season, and send it to a neighbour who’s always asking when the leaf trucks are coming!

🍂🏡 What Changes When the Fall Market Sets In?

As summer winds down, the real estate market starts to move a little differently. Here are a few changes you may notice:

🏡 Inventory can shift as the busy spring and summer seasons come to an end.

🔑 Buyer and seller timelines can become more defined, especially for those hoping to make a move before the holidays.

🌅 Earlier sunsets mean shorter showing windows and less daylight to view exteriors and neighbourhoods.

🔥 Cold-weather features like fireplaces, garages, updated windows and efficient heating start getting more attention.

🍁 Fall weather can also highlight seasonal maintenance, from gutters and drainage to landscaping and exterior upkeep.

Every season brings a different rhythm to real estate. If you’re thinking about buying or selling this fall, understanding the seasonal changes can help you feel more prepared for what’s ahead. 🍂🔑

🍂🏡 Fall Decorating Ideas That Add Instant Curb Appeal

A few simple seasonal touches can make your home feel warm, welcoming and ready for fall — without going overboard. 🤎

🎃 Add a few pumpkins in different sizes by the front door
🌾 Refresh planters with mums, grasses or seasonal greenery
🍁 Add a simple fall wreath for a little colour and texture
🏮 Use lanterns to create a warm glow as the evenings get darker
🚪 Layer a neutral doormat for an easy front porch update
🧹 Keep leaves cleared and walkways looking clean and tidy
🪴 Stick with warm, natural tones for a polished seasonal look

The key to great fall curb appeal? Keep it simple, cozy and inviting. Sometimes just a few thoughtful touches are all your home needs. 🍁✨

Save this for your fall exterior refresh!
