Affordability Has Improved Dramatically

The GTA real estate market has shifted significantly. Here's how Toronto condo affordability compares between December 2023 and December 2025:

• Average condo price dropped from $683,032 to $628,029

• Mortgage rates fell from 5.79% to 4.09%

• Monthly payments decreased from $3,179 to $2,415

• Income qualification reduced from $121K-$137K to $96K-$109K

What This Means:

Home Buyers: You're saving $764 per month compared to two years ago. The combination of lower prices and reduced mortgage rates creates a genuine opportunity. If you've been waiting on the sidelines, current conditions are worth evaluating.
