Market value and assessed value are not the same thing—and knowing the difference matters. 🏡

Market value is what buyers are willing to pay for your home in today’s market. It is influenced by recent comparable sales, location, condition, upgrades, supply and buyer demand.

Assessed value is the value assigned to your property by the municipal assessment authority and is primarily used to calculate property taxes. It does not always reflect what your home could currently sell for.

So, even when your assessed value looks lower than expected, it does not necessarily mean your home is worth less on the open market.

Is 2026 actually a good year to buy a home? 🏡

For the right buyer, it could be.

With more inventory, less competition and greater negotiating power, buyers may have more time to compare their options, include protective conditions and negotiate on price—something that was much harder to do in previous markets.

But the “best” year to buy isn’t determined by headlines. It comes down to whether:

✔️ Your income is stable
✔️ The monthly payments fit comfortably within your budget
✔️ You have savings beyond the down payment
✔️ You’re planning to stay long enough to make the purchase worthwhile

Trying to perfectly time the bottom of the market is nearly impossible. A better question is: Can you comfortably afford the right home for your life right now?

Pre-Approved ✔️
A lender reviews your income, credit, assets, and financial documents to determine how much they're willing to lend. A pre-approval gives you a more accurate budget and shows sellers you're a serious buyer.
