With summer here, the front porch becomes a key part of our home. Whether small or large there are many ways to spruce up this super important space in your home; the one that sets the mood and theme for the rest of your house.

Here are 5 things you could do to liven it up:

1) Add an area rug and layer it with an out door mat. The rug makes the porch feel like more of a living space.

2) Invest in some comfortable lounging chairs and accessorize with cushions and throws.

3) If space permits consider a farmhouse swing, best spot to watch sunsets on the warm summer days.

4) Add a summer wreath to the door and some plants.

5) Accessorize with lanterns and use a tall statement plant. Picture has Birds of Paradise (my favourite these days)

🌸 Spring is here and with it means our house has gone through another season and needs de-winterization. Are you ahead of the game? Or do you need some reminders.

Here are 8 things you want to be sure to do:

1. Check your air ducts, remove covers & vacuum dust from vents. All those times you received calls from air duct cleaners consider calling a service and getting them cleaned. If not annually at least once every 2 years to avoid allergies and asthma issues.

2. Check & clean your HRV (Heat Recovery Ventilation), wash and replace filter.

3. Check attic, basement and crawl spaces for leaks or condensation. This is a common issue found in homes especially after a bout of harsh winter and snow. A shingle may have dislodged or blown away and the snow melts and seeps through.

4. Test smoke alarms & carbon monoxide detectors. You should be checking these every 3 months at the bare minimum.

5. Clear eavestroughs & downspouts of any collected debris

6. Inspect roof for loose or cracked shingles

7. 7. Turn on exterior water supply

8. Schedule a service call for the Furnace, Air Conditioner & Hot Water Tank

The Canadian Government offers many incentives for Home Buyers one of these is the HBTC - Home Buyers Tax Credit

What is HBTC?
It is a federal non-refundable tax credit for First Time Home Buyers.

Who qualifies?
You, your spouse or common law partner who has never owned a home; OR haven’t owned a home in the past 4 years

How much can you claim?
Either of you can claim $5,000. It is ideal to claim against whoever is the higher income earner. As it is a non-refundable tax credit if you do not owe any taxes that year the credit will not apply.

So if you purchased in 2020 now is the time to speak to your accountant or a tax professional for the exact details and how you can avail this credit!

9 design trends for counters, backsplashes and walls based on what homeowners are choosing now:

▪️An island is the crown jewel in a kitchen and most homeowners choose to add an island or upgrade existing one. Larger the island the better!
▪️Contrasting colours are being used on island cabinetry to make it pop such as grey or blue.
▪️Long Rectangle islands or Large square ones are in trend
▪️White is definitely the most desirable countertop colour at the moment.

Whether it’s a walk-in pantry with an extra sink, a coffee bar or an efficiently designed cabinet space; a well-organized pantry can be your best friend while in the kitchen.

Here are 10 steps to pantry perfection:

1. Install a back of door organizer to expand your organization possibilities. Perfect spot for storing your frequently used spices, condiments & sauce bottles.

2. Keep everyday items at eye level, such as cereal boxes, pasta jars or staples and keeping baking supplies and treats higher up.

3. Use easy to scoop jars & containers; Go for jars with wide-angled openings these make smart containers for dry goods that need to be scooped or measured. To make it more useful add a scoop with appropriate measurements inside the jar.

4. Use clear jars or containers so you can easily see how much is left of each item.

5. Use wire baskets, for storing round items, such as potatoes, onions, apples etc. This will help circulate the air through the vegetables and fruits. Can also be used to store loose pantry items.

6. Invest in labels; this is super handy with baking supplies so you can easily distinguish between corn starch, powdered sugar & baking soda without tasting it. Similarly, labelling spices helps identify the ones you need without having to sniff them.

7. Install pull out drawers & shelves so you can make use of every space and no items gets forgotten at the back of the cabinet. Keep extra items sorted away at the bottom of your pantry in these drawers. They are still easily accessible when you need to refill your containers, but not taking up prime real estate space.

8. Deep drawers tend to quickly get messy, use drawer dividers and labels so you can easily find things.

9. To make the most of space in your kitchen add a a sliding or folding barn door this will add function and style.

10. To access the top shelves consider adding a library ladder on a sliding rail. In a compact pantry have a small folding step stool close by to use.
