Right now, it’s mostly the condo market in Toronto that’s feeling the squeeze. Pre-construction inventory is flooding in, investors are dealing with high rates and fees, and some projects are even being cancelled. It looks dramatic, but what we’re really seeing is oversupply, not a total collapse.

Here in Oakville, homes are still selling, some in under a week. So no, the sky isn’t falling. You just need to stop reading every condo stat like it’s the full picture 🏡

Everyone wants to buy in the best school zone, and I get it. I’m a dad too, and we all want the best for our kids 🎒

In South Oakville, you’ve got some incredible schools like Oakville Trafalgar and Appleby College. It’s a beautiful area with mature trees and established neighbourhoods, but homes there often start around 3.5 million and up. That’s when parents start to ask the big question: is it really worth paying the premium for the school zone?

The truth is, there’s no one size fits all answer. Areas like West Oak Trails, Glen Abbey, and Josh Creek also have great schools, more manageable price points, and an amazing community vibe.

At the end of the day, the best area depends on your family, your lifestyle, and your long game 🏡

The headlines make it sound like the market’s slowing down, but what’s really happening is strategy. In Oakville, especially in top school zones, homes that are priced right are still getting multiple offers. Overpriced ones are sitting, sure, but the well-priced ones are moving fast.

The market isn’t crashing, it’s just smarter. If you’re waiting for a deal, you might end up watching from the sidelines instead of unpacking boxes in your new home.

Every agent will tell you that you can buy with less than 20% down, and they’re right. You can get into a home with as little as 5%. But here’s what most people don’t realize 👇

On a $1 million home, that 5% means $50K down, which triggers CMHC insurance. It’s a fee added to protect the lender, not the buyer, and it can add thousands to your total cost.

That doesn’t mean you shouldn’t buy, it just means you should go in prepared and confident. The more you understand upfront, the smoother the process will be 🏡
