Ontario Micro-Condos Face Steep Depreciation
We’re seeing a shift in the GTA market, especially when it comes to micro-condos—those compact units under 500 sq-ft. In mid-Q3 2026, the average home price in the GTA was $993,000, down about 3% from last year, signaling a bit more breathing room for buyers overall. Condo apartments averaged $618,000, also below last year’s numbers, but the smallest condos took the biggest hit in value. Micro condos have become especially tough to sell, with most buyers now able to consider larger spaces for similar price points. Early Q3 data shows condos sold below list price in about 98% of GTA neighbourhoods (with at least five sales), giving buyers plenty of negotiating room. Single-family homes are seeing underbidding too—about 92% of neighbourhoods—but condos are feeling it more as investor demand softens and these investor-friendly units linger longer on the market.

Canadian Housing Affordability Still Needs Improvement
After 21 years guiding buyers and sellers throughout Hamilton, Burlington, and Oakville, I’ve seen firsthand how affordability shifts can impact real families. Recent numbers show Canada’s housing affordability reading improved for the 11th quarter in a row, now sitting around 41% as of Q2 2026. That’s thanks to lower home prices, softer borrowing costs, and rising incomes. But let’s be honest: even with about 13 percentage points of improvement since the peak, it still takes close to two-fifths of the average household income to afford a home. That’s a tough squeeze for many.

It’s worth noting these stats use average disposable income, which can make things seem a bit rosier than they feel on the ground—especially for first-time buyers and families. According to a bank economist, we’re seeing the effects of earlier rate cuts, a roughly 20% drop in national prices since 2022, and stronger personal incomes. Looking forward, slow income growth and limited rate cuts mean most of the adjustment will have to come from prices, so further declines nationally are still possible.
