Home sales in the Greater Toronto Area reached 3,868 in February, about 6.3% lower than last year. But here’s the interesting twist: new listings dropped even faster—down 17.7%. Fewer homes entering the market means buyers who are waiting might soon find themselves competing for less inventory.

Prices have adjusted as well. The average selling price is now $1,008,968, down about 7.1% year-over-year, while the MLS benchmark price declined 7.9%.

Behind the numbers sits a big question: timing.
More than 100,000 buyers are reportedly waiting on the sidelines, watching for prices to stabilize and for clearer economic signals. If listings stay low and those buyers return, the second half of the year could look very different.

January 2026 GTA market snapshot 👇

Home sales came in at 3,082, down 19.3% year-over-year, while new listings also declined by 13.3%. Prices continue to adjust, with the MLS® HPI down 8% and the average price sitting at $973,289 (-6.5% YoY).

Month-over-month, sales slowed compared to December, even as listings edged up slightly — and pricing continues its downward trend.

This is a market that’s resetting, not stopping.
For buyers and sellers, strategy matters more than headlines.
