The latest February data shows a unique shift where new listings fell by nearly 18 per cent year over year, significantly outpacing the decline in sales. The spring market throughout the GTA typically ramps up at this time so we may see a surge of new listings over the next month or so but based on the latest TRREB report sellers may be wavering.

While the average selling price has adjusted to $1,008,968 (down by 7.1% from Feb 2025), the sharp drop in inventory suggests that market conditions are actually tightening behind the scenes.

With over 100,000 buyers currently waiting for the right moment to enter the market, the competition for quality homes is expected to intensify as we approach the spring. 🏠

By combining the $4,000 provincial rebate with Toronto’s $4,475 municipal rebate, you are effectively reducing your closing friction during a period of peak negotiating power. This allows you to keep more capital for your down payment or immediate home improvements.

There has been significant discussion surrounding the upcoming mandatory 10-day cooling-off period for new freehold home purchases across Ontario.

While this update is designed to offer buyers more flexibility, the province has officially deferred the implementation of this rule until January 1, 2027.

For those currently exploring new builds in Oakville, Burlington, or the surrounding GTA, this means that the prior purchase agreement terms remain the standard for the duration of 2026. 📍

📢 Big news for Ontario's rental scene with Ontario Bill 60, the Fighting Delays, Building Faster Act! This is what you need to know:

1️⃣ Faster Eviction Process
The wait time for eviction due to missed rent has been cut in half. Landlords now need only 7 days' notice instead of 14. For renters, this means the clock ticks faster if rent is late.

2️⃣ New Rules at Eviction Hearings
To raise issues like maintenance problems or harassment during eviction hearings, tenants must first cover half of the rent owed. This step could be tricky for some, making it important to act fast!

3️⃣ Quicker Appeal Decisions
The time to appeal decisions from the Landlord and Tenant Board is now just 15 days. It speeds things up but means renters need to be on their toes to get organized quickly.

4️⃣ Changes in Lease Termination
Landlords can now take back their property for personal or family use with 120 days' notice. If they give less notice, they must either compensate one month's rent or offer another rental unit.

5️⃣ Persistent Late Payments
The law is clearer about evictions for paying rent late consistently. E.g., if rent is late 9 out of 11 months, eviction could happen sooner. Timely payments for 12 straight months are now key.

Why It Matters
🏡 For Renters: Understanding these changes is vital. It encourages timely rent payments and urges quick action if you face challenges.
