“Townhouse = cheaper.”
“Detached = better.”

When comparing the two, buyers need to look at the WHOLE cost of owning the home:

🏠 Property taxes
📄 Condo fees
🔧 Maintenance
💡 Utilities
🚗 Parking
🌳 Yard
📈 Resale potential

A townhouse might have a lower purchase price but monthly condo fees.

A detached home might have no condo fees but a bigger yard, more privacy and… congratulations, you're now personally responsible for the fence. 😂

Hint: It's not always the house with the lowest price. 👀

A $550,000 house that needs a new roof, furnace, windows, electrical and approximately half its personality… might not be the bargain you think it is. 😂

A real deal is about **VALUE**.

🔎 Is the price right compared with similar homes?
📍 Is the location desirable?
🏠 Does the home have good bones?
🔧 Are the repairs manageable?
💰 Do the property taxes make sense?
📈 Will the home hold its value?
🏡 Does it have features buyers actually want?

Okotoks remains a relatively tight market, with just over two months of supply reported for September 2026. That means buyers still need to know their numbers and understand what they're looking at.

Because “cheap” and “good deal” are two VERY different things. 😉

But before you fall in love with the front porch and start planning where the Christmas tree is going, there are a few things you REALLY need to check. 😅

🔎 Basement permits
🏠 Roof age
🔥 Furnace
💧 Water or foundation issues
🪟 Windows
⚡ Electrical
📋 Secondary suite status
🌳 Lot size
📍 Location
💰 Property taxes

And if that finished basement is being advertised as a potential income-generating suite, make sure you know whether it is actually permitted and meets the required safety codes.

Because “seller says it could be a suite” and “legal secondary suite” are two VERY different things. 😉
