Calgary Detached Homes Hold While Condos Sag
Reflecting on Calgary’s Late-Q3 real estate scene, it’s clear that detached homes continue to be a bright spot in our market. With 1,650 total sales—down about 4% from last year—our benchmark price settled at $566,700, a slight 1% dip, and inventory held steady at around four months, signaling a balanced environment for buyers and sellers alike.
Detached properties especially stood out: 896 sales, a healthy increase of over 4% year-over-year, while benchmark pricing eased just 1% to $739,400. With a sales-to-new-listings ratio above 50% and just over three months of supply, this segment remains robust for families and investors seeking stability.
On the other hand, higher-density options like condos and row homes experienced a softer patch following a busy three years of new builds. Apartment condo sales fell by about 14% to 343 units, with benchmark prices down over 8% to $291,400. Row homes, now at $412,400 and over four months of supply, invite careful consideration for anyone weighing their financing options.
Seasonally adjusted prices have held steady compared to mid-Q3, so this late-quarter dip aligns with typical market rhythms. With Calgary’s strong job numbers and positive net migration, I remain optimistic about the foundation of our local real estate market. As always, I’m here to navigate these trends and provide trusted, informed guidance for your next move.
