We're a quarter into 2026 and the TRREB average sale price continues to climb month over month as spring arrives. Builders are already lowering prices on stagnant inventory following the HST rebate announcement, putting pressure on nearby Sellers. Low Buyer confidence persists due to global economic strains, but first-time home buyers are capitalizing on stable rates and discounted prices. Some Sellers, however, hold onto lofty expectations, echoing the frenzy of the Covid peak.

However, recent data indicates this trend may be reversing. Prices rose in February, marking the first monthly gain since September 2025. Agents report increased showings & multiple-offer situations, while new listings remain low. Mortgage rates, tied to bond yields, are rising due to global economic uncertainty. Sales prices keep dropping month over month for all home types, following an ongoing trend. Economic uncertainty lingers, dampening buyer confidence and market outlook. The trend continues with the average sale price for all home types dropping for the 3rd consecutive month.

Many listings were either suspended, expired or terminated prior to the holidays yet only a portion of these have made their way back to the market.

There is an 8 week window where there will be less competition for the motivated sellers who remain on the market. March is the usually the start to the spring market and those waiting to list will probably face more competition as the existing listings will still be there plus all the new listings. There is still enough to go around for the few buyers looking. Yet those who are hoping for more price drops and more volume are probably ok to wait until spring.

Average sale prices showed significant variation across regions, with some experiencing double-digit increases and others notable declines. However, because each region had very low sales volumes, even a single high- or low-value transaction can dramatically shift the average.
