Ontario just removed HST on new builds under $1M.
On paper, it’s a win. Buyers save up to $130K. Builders offload stale inventory. The market gets a jolt.
But here’s what nobody’s talking about:
Every time a new build in your neighbourhood sells for less, your home’s value drops with it. Comparables are how agents price homes. And the comparables just got cheaper.
So if you own a home near a new build development in Orillia or Simcoe County — your property value may have just taken a hit you didn’t see coming.
