Tariff-Exposed Areas in Canada Enjoy Rapid Rent Relief
As someone who’s always had a close eye on the Durham Region real estate market, I’ve noticed how larger economic shifts can have a direct impact on our local communities. A recent report highlights that average rent prices in Oshawa have dropped nearly 11%—a significant change linked to the U.S.-Canada trade war. With tariffs driving up construction costs and leading to manufacturing job losses, we’re seeing reduced demand for rentals, resulting in lower rents for many families. Having grown up in Durham and now helping clients navigate these changes, I understand how these shifts can affect real estate decisions. My experience with home value and construction gives me a practical perspective on what these numbers really mean for buyers, sellers, and renters throughout our community.

Greater Toronto Buyers Find Value as Home Prices Adjust
August 2026 brought an interesting shift for GTA home buyers and sellers: 79.3% of homes sold below their asking price, with a typical discount of 3%. The average sale price settled at $855,000—down 1.16% from July and 4.79% compared to last year. These numbers highlight how negotiation plays a bigger role right now, though results can differ widely depending on the type of home and neighbourhood.

As someone who’s grown up in Durham and now helps clients navigate every step of their real estate journey, I see firsthand how understanding local trends—and knowing when and how to negotiate—can make all the difference. My practical experience with home value and renovations means I keep clients informed, prepared, and confident, even as the market shifts. If you’re weighing your next move or just want to better understand what’s happening in our local market, I’m always happy to share what I’m seeing on the ground.

Ontario HST Rebates Boost New Home Sales
Lately, there’s been plenty of discussion about Ontario’s temporary HST relief and its impact on new home sales. As someone who’s spent years helping clients navigate the Durham Region real estate market—and as someone with a practical background in home construction—I understand the challenges buyers and builders are facing. Industry advocates have pointed out that tax reductions like the HST rebate can make a real difference, not just for affordability but also for buyers’ confidence and overall market activity. Yet, many builders are still up against rising material and labour costs, lengthy approval processes, and restrictive regulations, with taxes, fees, and levies adding significant pressure.

One key issue is that the rollout of the temporary HST program was delayed, leaving builders, developers, and buyers in limbo while they waited for clear rules and application processes. This meant that, even with the rebate, housing activity didn’t pick up as much as hoped. Highrise condo projects, in particular, struggled—because their long timelines mean short-term tax relief rarely lines up with the actual pace of development.

Many in the industry are now calling for a more permanent HST solution. Removing the tax on new homes entirely could help Ontario reach its ambitious goal of 1.5 million homes by 2031. It’s a complex road ahead, but staying informed about these changes is essential—especially if you’re thinking about buying, selling, or building in our local market.

GTA Micro Condos Lead Price Drops
It’s been an interesting Mid-Q3 2026 in the GTA real estate market, especially for condo buyers and sellers. The average home selling price dipped to $993K—about 3% lower than last year—making things a bit easier for those looking to get into the market. For condo apartments, the average price settled at $618K, also down from the year before. What stands out most is how micro condos (those under 500 sq-ft) have led the way in price drops, partly because buyers these days are often looking for more space, and these smaller units are proving harder to sell.

From my experience working in Durham Region, I’ve seen firsthand how changing buyer preferences and broader market shifts can affect both opportunity and negotiation. In Early-Q3, nearly every GTA neighbourhood with at least five condo sales saw deals closing below list price—about 98% of them, in fact. That’s given buyers more room to negotiate than we’ve seen in a while. Even single-family homes felt the trend, with underbidding happening in around 92% of neighbourhoods, but condos were hit hardest as investor activity slowed and some units stayed on the market longer.

Understanding these market dynamics—and how they relate to your real estate goals—is key. Having a clear view of what’s happening, especially at the local level, is essential for making confident, informed decisions.

Ontario Builders Prepare for Growth with New Investments
As someone who’s always watching the Durham Region market closely, I want to share some important news for anyone considering a move or a new build. Ongoing tariff disputes between Canada and the U.S. are now driving up the cost of building a new home in Ontario—by $9,000–$14,000 for single homes and $18,000–$28,000 for mid-rise units. These increases don’t just affect materials; they ripple through jobs, housing starts, and what it means for affordability across North America. My experience with home construction and renovations has taught me just how much these shifts can matter to buyers and sellers alike. I believe informed decisions come from understanding all the moving parts, and it’s more important than ever to stay aware of how these changes could shape your real estate journey.

GTA Low-Rise Demand Gets Boost
It’s encouraging to see renewed interest in low-rise new homes across the GTA, especially since the HST rebate program has given buyers a real boost. This recent uptick in demand means builders have continued bringing new low-rise options to the market, which helps keep things balanced and prevents prices from climbing too fast—a welcome change for many families looking to make a move. The condo sector, however, hasn’t been able to take full advantage, with construction timelines and regulations creating extra hurdles. Importantly, while listed home prices haven’t changed to reflect the rebate, eligible buyers can benefit from meaningful savings, making homeownership just a bit more attainable. As someone who’s always focused on helping clients navigate the realities of our local market, I see how measures like these can strengthen our communities and support jobs. There’s still more work to be done, especially to ensure all buyers—whether looking at condos or low-rise homes—have access to the same opportunities in the GTA.

Expert: Priorities That Should Guide Ontario's Housing Reform
Ontario’s housing affordability crisis is something I see firsthand every day working with buyers and sellers across Durham Region. With average home prices now more than seven times the typical annual income, it’s clear that high taxes, extra fees, and layers of regulation are all pushing costs out of reach for many families. Meaningful reform—like providing tax relief, streamlining approval processes, updating building codes, and rethinking land transfer taxes—could make a real difference for people hoping to find or sell a home here. As someone who’s deeply rooted in this community and passionate about guiding clients through every step of their real estate journey, I know how much these issues matter on a personal level. Together, thoughtful changes can help open more doors for everyone in our region.

Oshawa Homes Now More Affordable at $652,775 in August
As someone who has called Durham home all my life, I keep a close eye on our local market shifts—especially when they’re as significant as what we’re seeing in Oshawa. In August 2026, the average home price in Oshawa came in at $652,775—a 5.9% decrease from July, and 12.6% lower than the same time last year. Sales activity also slowed, with 143 homes sold (down 22.3%), and active listings dropped by 9.2% to 640. Interestingly, apartment condos were a bright spot, recording notable price gains amid the broader dip.

Having guided many clients through changing markets, I know these numbers can spark questions and even some uncertainty. My hands-on background and lifelong connection to Durham help me navigate the real factors influencing value—whether you’re considering buying, selling, or simply curious about your investment. I’m always here to help you make sense of what’s happening and plan your next steps with confidence.

Single-Family Homes Enjoy Stable Market with Steady Demand
August brought a noticeable shift for homebuyers across the Greater Toronto Area, with competition taking a step back. Only 2% of neighbourhoods saw homes selling above asking, while the vast majority—79%—were purchased below list price. This trend held true for both single-family homes and condos: 95% and 98% of these neighbourhoods, respectively, saw sales under asking. For those of us who have lived and worked in Durham for years, these numbers reflect a softer market and create an opportunity for buyers to take a breath and make thoughtful decisions. With my background in home construction and renovations, I always remind clients that understanding the true value of a property is more important than ever when the market shifts. As someone passionate about helping families find the right fit, I see these changes as a chance for buyers to approach their search with confidence and a clear perspective.
