The "Real Talk" Definition: Imagine the CMHC is a high-end club. The Approved Lender is the person on the guest list who can get you past the bouncer. 🎟️

Why it matters:
Small Down Payment? If you have less than 20% to put down on that Durham semi, you need CMHC insurance.

The Catch: CMHC only plays ball with lenders they trust. No "Approved Lender" status, no insurance, no house. 🙅‍♂️
