🏡 The spring market is in full swing across the Greater Toronto Area, and while headlines may highlight year over year price dips, the story on the ground is more nuanced and full of opportunity.

🔹 Durham Region saw 769 homes change hands this April, with an average sale price of $913,500. That’s down slightly from last year, but buyers now have 58% more active listings and 16% more new options to choose from, a clear sign of a more balanced, buyer friendly market.

🔹 Northumberland County is seeing strength in values, with average prices rising from $714,424 to $726,817. Although sales dipped slightly, a 17% increase in active listings means more choice and less competition for buyers who’ve been waiting on the sidelines.

🔹 Peterborough showed stability in sales volume (174 vs. 179 last year) while offering more selection with 20% more listings. Prices have softened to $673,403, a signal for affordability minded buyers to jump in.

🔹 Kawartha Lakes had fewer sales (77 vs. 121) and a slight price dip, but inventory edged up, hinting at opportunity for those looking to secure a home or cottage lifestyle with less bidding war pressure.

In Toronto, April followed the usual seasonal pace, but overall sales fell compared to last year. The average price now sits at $1.1M, down 4.1% from 2024, with new listings up 8.1%, pointing to more supply and negotiating room.

📌 With the recent federal election behind us, attention turns to economic policy, interest rates, and cross-border trade — all factors that could influence buyer confidence and market momentum as we head into summer.

🏡The momentum of the spring market is building! Across Durham Region, new listings surged 32% in March, with more buyers re-entering the market following the Bank of Canada’s recent rate cut. While the average sale price remained steady or slightly trailed 2024 levels, we saw a noticeable bump in sales.

📊Sales jumped 21% month over month in Durham Region, and homes are now selling five days faster. Ajax led the charge with a 40% increase in sales, quicker turnarounds, and an average of 103% of list price. Oshawa homes are starting to sell over asking at 102%, Whitby saw monthly price growth and an 8% sales boost, and Clarington sales climbed 27%.

🔥Northumberland County is on fire, with sales up 40% month over month and homes selling two weeks faster than in February. Cobourg saw average prices soar—up 24% month over month and 7.5% year over year—while Northumberland as a whole posted a 12% price gain compared to last March. Port Hope had a standout month with a 140% spike in sales.

📈Toronto is also gaining steam. Townhouse prices climbed 4.8% month over month and 1.9% year over year, while semis saw a 4.9% increase month over month and 2.9% year over year—clear signs of renewed buyer confidence in the city.

🔎Despite ongoing economic uncertainty tied to trade relations with the United States, data from the Canadian Real Estate Association indicates that our region remains in a balanced market. If trade uncertainties ease, we could see much stronger home sales activity later in the year.
