🚨 Attention Landlords: Bill 60 Has Passed!
Effective Nov 24, 2025 — major changes to the Residential Tenancies Act (RTA)
If you’re a landlord or property manager in Ontario, this is HUGE. After years of delay and frustration, we’re finally seeing changes that help streamline the eviction process and give landlords better tools to deal with non-paying and problem tenants.
Here’s what you need to know
1️⃣ N4 Notice Period Reduced:
You can now file for arrears after just 7 days instead of 14.
✅ Faster path to the LTB
2️⃣ Tenants Must Pay 50% of Arrears Before Raising Issues:
No more stalling with unrelated complaints unless they’ve paid up.
✅ Stops common delay tactics at hearings
3️⃣ “Persistently Late” Payments Will Be Defined:
New grounds for eviction based on consistent lateness — coming soon via regulation.
4️⃣ Review Deadline Cut in Half:
Tenants now have 15 days (not 30) to request a review of an order.

5️⃣ Stricter Limits on LTB Reviewing Its Own Orders:
Fewer loopholes for tenants to get second chances or reopen resolved cases.
6️⃣ LTB-Approved Forms Required:
All notices must now use official Board-approved forms — even if no prescribed version exists.
✅ Less risk of dismissal on technicalities
7️⃣ No More 1-Month Compensation for N12 (Own-Use) with 120-Day Notice:
You’re no longer required to pay compensation if proper notice is given.
