FAQ #1: How much will it cost to sell my home in Ontario?

Answer: There are a few things that must be taken into consideration when budgeting to sell your home. These may include: Staging and prepping costs, Real Estate commission, legal fees and a potential penalty on your mortgage should you sell before the term of mortgage is up.

FAQ #2: When is the "best" time to sell?

Answer: Historical and market data indicate April, May, September and October have been the months with the highest Sold Price to asking Ratio. These months are notorious for some of the most aggressive bidding wars in the GTA.

December and January are usually the slowest however you will have fewer competing properties on the market and this could be of benefit. It is always best practice to discuss this with a Realtor.

FAQ #3 Should I sell before buying?

Answer: This is dependent on personal goals and what is happening in the current market. Is it a buyers or sellers market? If a strong sellers market and demand is greater than the supply, purchasing first would be more prudent. However if you're buying a premium property and you have a less desirable one, selling before buying should be the consideration.
