Why are so many people leaving Toronto for Oshawa?

The number one reason is simple: affordability.

Many buyers are discovering that for the price of a condo in Toronto, they may be able to purchase a townhouse or detached home in Oshawa while staying connected to the GTA through GO Transit and Highway 401.

But affordability is only part of the story.

Oshawa offers larger homes, more space for families, growing infrastructure, access to Durham Region amenities, and a lifestyle that many buyers feel has become increasingly difficult to find in Toronto.

Canada lost 18,000 jobs in April, while the unemployment rate rose to 6.9%, its highest level in six months. At the same time, GTA home sales moved higher in April, even as the broader real estate market is still dealing with lower prices, cautious buyers, and changing mortgage conditions.
In this video, I break down the April jobs report, what weaker economic data could mean for bond yields and fixed mortgage rates, and how the latest TRREB numbers show that the GTA housing market is still seeing activity.
This does not mean the market has fully turned around. Spring is usually one of the busier seasons for real estate, so the real question is whether this is the GTA market starting to stabilize or just normal spring market activity.
For buyers, sellers, homeowners, and investors in the Greater Toronto Area, Durham Region, Oshawa, Whitby, Ajax, Pickering, and surrounding markets, these numbers matter because they help explain where the housing market may be heading next.

Downtown Oshawa is changing again.
40 King Street West, now branded as The Heathrow at 40 King, is being converted from a largely vacant office building into 119 private rental apartments with ground-floor commercial space.
The project is expected to include 105 two-bedroom units, 14 one-bedroom units, and roughly 10,000 square feet of commercial space on the ground floor. Amenities being marketed include a co-working lounge, fitness centre, party room, yoga studio, lobby, pet-friendly rentals, and resident storage.
The developer behind the project is Feroze Virani’s group, which has already been involved in downtown Oshawa investment, including the 11 Simcoe Street North Ontario Tech connection and the King Street East block with the La Quinta hotel.
The Region approved up to $1.35 million in support through the Regional Revitalization Program, showing how public-private partnerships can help bring underused downtown buildings back into productive use.
But this story is bigger than just 40 King Street West. With projects like 80 Bond Street East, 70 King Street East, and now The Heathrow at 40 King, downtown Oshawa appears to be moving toward more rental-first development.
Could this bring more residents, more foot traffic, and more support for local businesses? Or does downtown Oshawa still need a better mix of affordable housing, ownership options, and rental supply?

Ontario Is Turning Unsold GTA Condos Into Rentals… But Is It A Bailout?

Ontario has launched a $1.3 billion plan with High Art Capital and the Building Ontario Fund to buy blocks of unsold newly completed condos across the GTA and convert them into rental apartments. The initiative targets about 2,200 units, including around 550 affordable rental homes, with Ontario contributing up to $300 million. In this video, I break down what the article says, why some people see this as a housing solution, why others think it looks like a bailout, and my opinion on what this means for the Toronto condo market, GTA real estate, housing affordability, and rental supply in Ontario.
