Whether it's showing up early, or showing up late - the answer is NO, you're not overreacting when a REALTOR shows up at your home outside of their designated appointment time!

In fact, there was a recent RECO disciplinary decision where the REALTOR was fined $9k for showing up early to their appointment!

If I've ever shown you a property & we've spent time standing around out front until EXACTLY our appointment time...this is why!

And no, it doesn't matter if the property is vacant - either vacant or occupied, it's considered trespassing to access a property outside of the confirmed showing time.

📌REAL ESTATE IN THE NEWS 👇🏻

One of the biggest housing stories in Ontario isn't happening in a subdivision.

It's happening in our shopping centres.

Across Ontario and the GTA, ageing malls and large retail properties are increasingly being redeveloped into mixed-use communities that combine housing, shopping, offices, restaurants, and public spaces. Projects like Pickering City Centre, Cloverdale Mall, Golden Mile, and Galleria on the Park are already transforming underutilized commercial land into entirely new neighbourhoods.

Why does this matter?

Because when people talk about solving the housing shortage, most imagine new subdivisions expanding farther and farther out.

The reality is that a significant portion of future housing supply may come from land that's already developed and already has roads, transit, utilities, schools, and services nearby.

Think:
🏢 More housing where infrastructure already exists
🚶 Walkable communities with shops and services nearby
🚉 Better use of transit and existing road networks
🌳 Less pressure to continually expand into undeveloped land

Closer to home, it raises an interesting question.

With large retail spaces changing across Durham Region - including former department store sites and ageing commercial properties - could some of Durham's future housing eventually be built on land that today is occupied by retail?

Whether you love the idea or hate it, this is a trend that's likely to play a major role in how Ontario grows over the next decade.

Can a property's location make it harder to get a mortgage?

Absolutely.

Most people think mortgage approval is all about the buyer's income, credit score, and down payment. But lenders are evaluating the property too.

This graphic was provided by a well-regarded Canadian mortgage company to show some of the factors that can influence a lender's willingness to finance a property when they are also concerned about the location of the property.

I've seen this first-hand on appraisal reports for properties in "up & coming" neighbourhoods - they're looking closely at that right column when making their lending decisions!

Some examples that can raise concerns:

🚂 Backing onto active railway tracks

🏭 Close proximity to industrial or commercial uses

⚰️ Adjacent to cemeteries

🏡 Seasonal or remote properties

🚧 Limited year-round road access

🏢 Properties with unusual or niche characteristics

⚠️ Stigmatized area/property

Why?

Because if the lender ever had to sell the property after a default, they want to know there will be a market for it.

That doesn't mean these homes can't be financed. Many are financed every day.

It just means the lender may:
• Require a larger down payment
• Request additional appraisals or documentation
• Restrict the type of mortgage available
• Or in some cases, decline the property altogether

This is one of the reasons two homes that appear very similar can have very different financing experiences.

What problems are so bad you should walk away from a house entirely?

This question has been popping up all over Reddit, Facebook groups, and first-time buyer forums lately - and the answers are changing.

A few years ago, most buyers were worried about cosmetic issues:
• outdated kitchens
• ugly flooring
• popcorn ceilings
• old paint colours

Now? The conversation online has shifted toward:
👉 “Could this become financially unfixable?”

Because repair costs, insurance issues, financing concerns, and contractor pricing have changed dramatically.

The biggest red flags people are now saying they’d seriously reconsider buying over:
🚩 Structural movement or foundation issues
🚩 Water intrusion or recurring moisture problems
🚩 Improper grading/drainage
🚩 Mold hidden behind finished basements
🚩 Unpermitted renovations
🚩 Title/legal issues or easements
🚩 K**b & tube wiring / outdated electrical
🚩 Homes that may become difficult to insure

What’s interesting is that many buyers AREN’T necessarily afraid of renovations anymore…They’re afraid of unknowns.

Especially the kind of problems that:
• keep resurfacing
• can’t easily be inspected
• scare off future buyers
• create insurance or financing headaches later

And honestly? Some problems ARE fixable - if the price, risk, and expectations all make sense.

But the challenge is knowing the difference between:
✔️ “Needs work”
and
❌ “Potential money pit.”

Ontario municipalities are battling over something called “missing middle” housing - and it could have a huge impact on the future of housing across the GTA and Durham Region.

What is “missing middle” housing?
👉 Duplexes
👉 Triplexes
👉 Fourplexes
👉 Townhomes
👉 Small walk-up apartments

Basically, housing that falls somewhere between a detached house and a condo tower.

The idea is that allowing more of these housing types could:
🏡 Increase supply
💰 Improve affordability
🚆 Add density near transit
📈 Create more housing options without building high-rises everywhere

But not everyone agrees.

Some municipalities are pushing back due to concerns around:
⚠️ Infrastructure capacity
⚠️ Parking
⚠️ Schools & services
⚠️ Community density changes

At the same time, Ontario is actively encouraging municipalities to build faster.

👉 Pickering was recently awarded $44 million through Ontario’s Building Faster Fund after exceeding provincial housing targets.

So now we’re seeing two competing realities at the same time:
➡️ The Province wants more housing approved quickly
VS
➡️ Municipalities trying to determine whether infrastructure can realistically keep up

And honestly, this is becoming one of the biggest real estate stories in Ontario right now.

Because the housing conversation is no longer just about prices…

It’s increasingly about:
• zoning
• density
• infrastructure
• transit
• and what kind of communities Ontario wants to build in the future.

The real housing challenge isn’t just building more homes - it’s whether cities can support the growth that comes with them.
