The spring market is giving us a lot to talk about.

Durham Region recorded 770 home sales in May, with an average sale price of $851,373 — up month-over-month for the second month in a row. Buyer activity is building, but this is still a market that rewards strategy.

A few things that stood out this month:

Whitby and Ajax are moving fast — homes selling in 22–23 days, at or above asking price.
Oshawa and Brock continue to offer the strongest value in the region.
Well-priced homes are achieving 100–101% of list. Overpriced homes are sitting.

Here is something I see happen all the time, and it costs sellers more than almost anything else.

They focus entirely on the listing price and almost nothing on the presentation.

In today's Durham Region market, buyers have options. They are scrolling through listings on their phones at 10pm, comparing your home to six others in the same price range, often before they have spoken to an agent. You have about three seconds to make them stop scrolling.

Professional photography is not optional anymore. It is the single highest-return investment a seller can make before listing.

Homes with professional photos consistently attract more showings, more offers, and stronger final sale prices.
But it goes beyond photos.

The way a home is staged, the way it smells when buyers walk in, the way natural light is maximized, the way clutter is removed so buyers can picture their own life in the space.
