That's how I spent my Canada Day. 🍒⚡✨ Volunteered with The Green Bean Collective - fruit harvesting project (if you have a fruit tree going unpicked, message me, I'll connect you), swam through 34°C heat, danced through a storm, and ended the night watching fireflies light up the fields instead of fireworks. Sometimes the best show isn't the one you planned.

The spring market is giving us a lot to talk about.

Durham Region recorded 770 home sales in May, with an average sale price of $851,373 — up month-over-month for the second month in a row. Buyer activity is building, but this is still a market that rewards strategy.

A few things that stood out this month:

Whitby and Ajax are moving fast — homes selling in 22–23 days, at or above asking price.
Oshawa and Brock continue to offer the strongest value in the region.
Well-priced homes are achieving 100–101% of list. Overpriced homes are sitting.
