🏡 Sometimes my job starts long before the FOR SALE sign goes on the lawn…

This has always been a well-loved home with true pride of ownership. Like many homes that have been enjoyed by the same family over the years, it simply needed some updating and refreshing before beginning its next chapter. ❤️

And that’s where a lot of the behind-the-scenes work begins.

Together with my sellers, we looked at what made sense for the home and created a plan. Since then, I’ve been coordinating painters, contractors, electrical work, landscaping, repairs and all the little details that need to come together before cleaning, staging and professional photography can even begin.

Preparing a home for market isn’t just about making it look beautiful. It’s about helping my sellers make thoughtful decisions about where to invest, what improvements make sense, and how to present their home at its very best.

And I certainly don’t do it alone. I’m incredibly grateful for the amazing professionals I work alongside who help bring the plan together for my clients. ❤️

You walk into a home, see a gorgeous kitchen, beautiful finishes, maybe picture yourself entertaining family and friends…and suddenly you’re thinking, “This is the one!” ❤️

And I get it — those are the things that make a house feel exciting.

But when I’m viewing a home with my buyers, I’m also helping them look beyond what catches the eye and think about the bigger picture.

Here are 5 things I encourage buyers to pay attention to:

🔎 1. The big-ticket items
The roof, furnace, A/C, windows and other major components are worth noting so we know what questions to ask and what may deserve a closer look.

💧 2. Anything that deserves further investigation
Water stains, visible moisture, cracks or anything else that stands out. I’m not a home inspector, but I can help you notice things, ask questions and determine what should be investigated further.

🏠 3. The overall condition of the home
Floors, walls, doors, windows and the general upkeep can tell us where we may want more information before moving forward.

📐 4. How the home actually works for YOU
Once you look beyond the staging, does the layout suit your everyday life? Think about storage, bedrooms, work-from-home space, entertaining and your future needs.

📍 5. The things you can’t easily change
Location, lot, parking, neighbourhood and proximity to the things that matter to you can be just as important as what's inside the home.

And yes… you can absolutely still fall in love with the kitchen! 😍
