πŸ“ŠThe spring market continued to strengthen across the GTA. Sales activity increased, inventory tightened, and buyer confidence improved.

πŸ“ˆMomentum picked up across the Durham Region and east. Peterborough and Prince Edward County stood out with the strongest price growth, while Durham remained stable.

Kawartha Lakes and Northumberland saw increased sales activity but softer pricing, giving buyers more negotiating power.

While inventory remains higher in many areas, the gap between sales and new listings narrowed in May, pointing toward a balanced market.

πŸ”ŽApril brought increased sales activity, steady inventory and growing buyer confidence as the Bank of Canada continued to hold rates steady at 2.25%.

Durham Region home sales saw a strong jump month-over-month, alongside a slight increase in average sale prices and a rise in new listings. Across the GTA, sales were also up year-over-year while listings declined, creating more competition in some neighbourhoods.

In just 4 days we booked 34 showings, received 4 offers, and secured an over-asking sale price. Even with a hiccup along the way, when the original buyer’s financing fell through, we were able to quickly turn things around, secure another offer that same day, and one week later the home sold firm.

🏘 The biggest opportunity right now? Townhomes & semis. For first-time buyers and investors, this is one of the best entry points we’ve seen in years.

Condo owners are also in a unique position right now. Condo prices experienced an uptick in April, creating a window for many owners to leverage equity and move up into larger homes.

πŸ’°Prime Minister Carney’s announcement around the Home Buyers plan is great news for those starting out. Instead of starting repayment after 2 years, first-time buyers now have 5 years before they need to begin repaying an RRSP withdrawal.
