The momentum of the spring market is building! Across Durham Region, new listings surged 32% in March, with more buyers re-entering the market following the Bank of Canada’s recent rate cut. While the average sale price remained steady or slightly trailed 2024 levels, we saw a noticeable bump in sales.

Sales jumped 21% month over month in Durham Region, and homes are now selling five days faster. Ajax led the charge with a 40% increase in sales, quicker turnarounds, and an average of 103% of list price. Oshawa homes are starting to sell over asking at 102%, Whitby saw monthly price growth and an 8% sales boost, and Clarington sales climbed 27%.

Northumberland County is on fire, with sales up 40% month over month and homes selling two weeks faster than in February. Cobourg saw average prices soar—up 24% month over month and 7.5% year over year—while Northumberland as a whole posted a 12% price gain compared to last March. Port Hope had a standout month with a 140% spike in sales.

Toronto is also gaining steam. Townhouse prices climbed 4.8% month over month and 1.9% year over year, while semis saw a 4.9% increase month over month and 2.9% year over year—clear signs of renewed buyer confidence in the city.

Despite ongoing economic uncertainty tied to trade relations with the United States, data from the Canadian Real Estate Association indicates that our region remains in a balanced market. If trade uncertainties ease, we could see much stronger home sales activity later in the year.

Buyers are back in action! October 2024 brought a surge of energy to the GTA real estate market, with home sales skyrocketing by 44.4% compared to last year, reaching 6,658 transactions. Thanks to the Bank of Canada’s rate cuts, buyers have jumped off the sidelines, taking advantage of improved affordability. The average home price nudged up to $1,135,215, while condo sales boomed 33.4%, making urban living more accessible with an average condo price of $694,038.

Durham Region stole the spotlight with a staggering 52% rise in sales, even as prices dipped slightly to $888,914. Northumberland County and Peterborough saw similar action, with sales soaring by 19% and 47%, respectively. Kawartha Lakes was the star performer, boasting a 10% spike in prices to $739,658 and a 41% jump in sales.

What Will Spring 2025 Bring?

The next interest rate announcement is scheduled for December 11, 2024. Analysts are divided on the expected change; some anticipate a further 50 basis point cut, while others foresee a 25 basis point reduction.As borrowing costs drop and inventory tightens, the stage is set for a competitive 2025. With population growth outpacing new construction, price growth is poised to accelerate as the market heats up. Experts say Buyers should act fast to lock in deals.
