A holdback is when a portion of money is temporarily kept back at closing until a specific issue is resolved, like a repair being completed or a required document being provided.

Holdbacks can protect both buyers and sellers when something can’t be fully wrapped up on closing day. The key is making sure the terms are clear: what needs to be done, the deadline, and what triggers the release of funds.

You HAVE to try these Blueberry Scones🫐 (bonus: they make your home smell AMAZING)

Ingredients
2 cups (250g) all-purpose flour (spooned & leveled), plus more for hands and work surface
1/2 cup (100g) granulated sugar
2 and 1/2 teaspoons baking powder
1 teaspoon ground cinnamon
1/2 teaspoon salt
1/2 cup (8 Tbsp; 113g) unsalted butter, frozen
1/2 cup (120ml) heavy cream (plus 2 Tbsp for brushing)
1 large egg
1.5 teaspoons pure vanilla extract
1 heaping cup (140g) fresh blueberries
For Topping: coarse sugar and vanilla icing

How to:
1. Mix dry ingredients. Grate in frozen butter until crumbly.
2. Whisk cream + egg + vanilla, then mix into dough with blueberries.
3. Shape into an 8-inch disc, cut into 8 wedges.
4. Brush with cream, sprinkle sugar, chill 15 minutes.
5. Bake at 400°F (204°C) for 22–25 minutes until golden. Cool and drizzle with icing.
