Iā€™ve lived in Toronto and now call Durham home. I feel qualified to make absolutely none of these predictions.

My unserious but serious predictions about life outside Toronto over the next 5 years šŸ‘€

1. ā€œItā€™s only 45 minutes from Torontoā€ will still come with terms and conditions. Leaving at what time? On what day? And which part of Toronto?

2. People will keep moving for a two car garageā€¦ then park both cars outside. Bikes. Strollers. Christmas decorations. Costco toilet paper. Congratulations. You bought a storage unit with bedrooms.

3. Your Toronto friends will still ask, ā€œWhat do you even do out there?ā€ Then come over for a backyard BBQ and stay until 11 PM. Apparently, nothing takes all day.

4. Costco will need a separate category in the family budget. You went in for milk and eggs. You came out with a gazebo. Nobody knows how this happened.

5. ā€œWeā€™ll still come downtown every weekendā€ will slowly become ā€œYou guys should come here. You have parking. You have space. You have snacks. Youā€™re making a strong case.

6. More people will ā€œdiscoverā€ neighbourhoods that locals have loved for years. Wait, thereā€™s a waterfront? Trails? Cute coffee shops? The locals: Yes. Weā€™ve been using them.

7. And people will still miss Torontoā€¦ while loving the life theyā€™ve built outside it. The food. The energy. Having everything around the corner.

Then the kids will be playing in the backyard, youā€™ll be sitting outside after dinner, and youā€™ll thinkā€¦

Yeah. This is why we moved here.

Unless Iā€™m wrong about all of this.
Except the garage.
Iā€™m pretty confident about the garage. šŸ˜‚

This is why some buyers move outside Torontoā€¦
and later realize the house wasnā€™t the only thing they were choosing.

They move for more spaceā€¦
then realize every extra bedroom can come with a longer commute, more driving, and less time at home.

They fall in love with the idea of getting more for their moneyā€¦
then discover the cheapest house isnā€™t always the best move for their lifestyle.

They assume buying farther from Toronto automatically means upgradingā€¦
when in reality, the right first home could be smaller, closer, or in a completely different area than they expected.

Iā€™ve watched this play out over and over again.

Same goal.
Different buyers.

The ones who regret their move usually did this šŸ‘‡

āŒ Picked based on price alone
āŒ Focused on square footage instead of daily routine
āŒ Underestimated the commute
āŒ Bought where they could afford without asking if they actually wanted to live there
āŒ Thought their first home had to check every box

The buyers who make better moves do the opposite.

āœ… They compare lifestyle, not just price
āœ… They think about work, family, commute, transit, and weekends
āœ… They understand that starting smaller can still be a smart move
āœ… They choose the right area, not just the biggest house
āœ… They buy with a plan for what comes next

Buying your first home isnā€™t about forcing yourself into Toronto.

And itā€™s not about automatically moving far outside it either.

Sometimes the right move is staying closer and starting smaller.

Sometimes itā€™s going farther out for more space.

Sometimes itā€™s a different GTA pocket altogether.

Your budget tells us whatā€™s possible.

Your lifestyle tells us where to look.

Maybe youā€™re ready to buy now.

Maybe itā€™s something youā€™re planning for the future.

Maybe you just got your PR and homeownership is finally starting to feel possible.

Wherever you are in the process, the first step is getting clear on what actually makes sense for you.

If I were choosing where to live in the GTA today, hereā€™s how Iā€™d actually look at Durham, York and Peel šŸ‘‡

šŸ“ DURHAM REGION

If I want more house for my money while still being connected to Toronto, Iā€™m looking east.

Pickering and Ajax keep you closer to the city. Whitby has that established suburban family feel. Oshawa can stretch your budget further, while Courtice, Bowmanville and Newcastle give you even more options as you move east.

Youā€™ve got GO access, the 401, 407 and 412, newer communities and more opportunities to find a detached home without Toronto pricing.

The tradeoff? The farther east you go, the more your commute matters.

šŸ“ YORK REGION

If I have a higher budget and want to stay north of Toronto, York makes a lot of sense.

Markham and Richmond Hill have established communities, great food, shopping and transit options. Vaughan gives you highway access plus the subway.

Go farther north into Aurora, Newmarket or Stouffville and youā€™ll find a different suburban feel with more space in certain pockets.

The catch? Your budget gets tested quickly, especially for detached homes.

šŸ“ PEEL REGION

If my work and lifestyle are on the west side of the GTA, Iā€™m looking at Peel.

Mississauga keeps you close to Toronto, Pearson and major highways, with everything from established neighbourhoods to condos around Square One.

Brampton has plenty of family-sized homes and established communities, while Caledon gives you more space and a quieter lifestyle.

The big consideration here? Traffic and commute. Where you live within Peel can make a huge difference.

Thereā€™s no single area that works for everyone.

Your budget, work location, commute, family needs and lifestyle should determine where you start looking.
