September market update 🍂

We are definitely still in a buyers’ market across Durham, but September brought a bit of an interesting shift.
More listings came to market compared to August, while the number of homes actually selling dropped. Across Durham Region, 1,834 new listings hit the market and only 552 homes sold. That means buyers have a lot to choose from and sellers are competing for their attention.

Prices are a bit of a mixed bag depending on where you are and what type of home you own. In Clarington, detached prices were actually up slightly from August, while condos took a pretty significant hit. Oshawa, Whitby, Ajax and Pickering are all telling slightly different stories too, which is exactly why I keep saying there really isn’t one “Durham market.”

For sellers, pricing properly from day one matters right now. Buyers have options and they aren’t feeling pressured to jump on something that is overpriced.

For buyers, this is a pretty nice window. You have inventory, time to do your homework and, in many cases, some negotiating power.

🏡 You don’t need a house tour guide. You need a Realtor who knows what to look for.

Pretty staging is easy to see. I’m looking past it.

Foundation concerns. Water pe*******on. Electrical red flags. K**b & tube. Signs of a buried oil tank. Potential asbestos. And anything else that could turn into an expensive surprise.

Of course, I’m not a home inspector, and a proper inspection is always important. But if there’s a red flag we can spot during the showing, I want to catch it before you fall in love, write an offer, and spend money on an inspection.

I know life is expensive right now, and so many people are doing their best just to stay afloat. I completely understand that. ❤️
But even if you don’t know Shelby, please take a minute to read her story.
Shelby is a friend, and I absolutely love her family. We may not be family by blood, but we are family where it matters, in the heart. ❤️
Cancer truly could not have come for a sweeter, kinder person. Shelby is honestly the definition of pure sunshine. She is one of those people who just makes you feel good when you’re around her.
At only 33, she is now facing aggressive Stage 3 breast cancer and preparing to start chemo. And as if that isn’t enough for one young family to carry, because she has recently come off maternity leave, she doesn’t currently have the hours needed to qualify for another EI leave. She is actually trying to work through all of this while preparing for treatment.
If you’ve ever watched someone you love battle cancer, you know how scary and helpless it can feel. So if you’re able to help, even $5 or $10 matters. A whole lot of people giving just a little can make a very big difference and give Shelby and her family one less thing to worry about while she fights this.
And trust me, Shelby has one HUGE, fierce, forever family standing behind her every step of the way. ❤️ So when you help Shelby, you’re also helping an entire army of people who love this girl beyond words.

Some SOLD signs come easier than others… this was definitely not one of them. 😂❤️

With lower buyer activity in this area and a market that required a little more patience, we stuck with it, adjusted along the way and waited for the right buyer to come along.

But what made this one so much easier was the wonderful family I had the privilege of representing. They stayed positive, understanding and trusting throughout the entire process, even when it took longer than any of us hoped.
And now I FINALLY get to put up that SOLD sign! 🏡🎉

I couldn’t be happier for this lovely family and so thankful they trusted me through it all.
