🏑 May - Durham Region Market Update
Things have stayed relatively flat over the past few months, and we're now sitting right at the cusp of a balanced market β€” sales and listings are both at historically low levels.

What does this mean for you?
πŸ“ˆ Sellers: Well-priced, well-presented homes are still standing out. Highlighting the right features and making sure your home shows its best matters more than ever.
πŸ”‘ Buyers: You've got options, but be ready β€” we're still seeing bidding wars on entry-level price points, along with negotiations after home inspections.

Whether you're thinking of buying or selling in Durham Region, now's a great time to chat through your options. Reach out and let's talk strategy! πŸ“ž

Take the full tour of 81 Wellington Ave W πŸŽ₯πŸ‘‡

This isn't your average duplex. A rare 3+2 bedroom legal duplex with a city-registered 2-unit dwelling, giving both units a true single-family home feel β€” separate entrances on opposite sides, separate laundry, and tons of privacy.

The upper unit is bright and spacious with 3 bedrooms and a custom feature wall. The lower unit was masterfully redesigned to make use of every inch β€” 2 bedrooms + a den/office/gaming room, open-concept kitchen with a breakfast bar, cold room, pantry, and loads of storage.

Outside: a large fully-fenced yard with a deck and patio, a detached garage/shed, and parking for 5.

Vacant and move-in ready, on a quiet street minutes from Lakeview Park, the waterfront, and Hwy 401. Strong income potential too β€” upper rents around $2,250/mo, lower around $1,750/mo.

Whether you're investing, house hacking, or housing the whole family β€” this one delivers.

Watch the video for the full walkthrough, and reach out if you'd like to see it in person.

Come see this vacant legal duplex in person β€” because this one is genuinely better in real life than it reads on paper.

🏠 Have you heard of house hacking? It might be the smartest way to get into the market β€” and build long-term wealth while you're at it.

The idea is simple: buy a property with a secondary suite or extra unit, live in part of it, and let your tenant help cover the mortgage.

Here's why it works long term:

βœ… Rental income reduces your carrying costs
βœ… You build equity while someone else helps pay it down
βœ… Durham Region property values have a strong appreciation history
βœ… You create optionality β€” rent it fully when you're ready to move up

First-time buyers especially β€” don't overlook a home with a legal basement suite. That one feature could be the difference between getting in now or waiting years.

Curious what house-hacking-ready properties look like in Oshawa right now? Drop a comment or send us a message β€” we'd love to help. πŸ‘‡

- JUST LISTED -
πŸ“81 Wellington Ave W | $670,000

I don't use the word "rare" lightly β€” but a vacant legal duplex this close to Oshawa's waterfront with this much flexibility? Yeah. Rare.

Here's why this property stands out:

UPPER UNIT β€” 3 bedrooms, eat-in kitchen, large windows, custom living room feature wall, in-suite laundry, and its own private entrance. Bright, spacious, and move-in ready.

LOWER UNIT β€” 2 bedrooms plus a flex room (office, gaming room, storage β€” you decide), open-concept kitchen and living, 4-piece bath, in-suite laundry, loads of storage, and a separate entrance on the opposite side of the home for real privacy between units.

THE LOT β€” fully fenced, pie-shaped, with a large detached shed/garage that could be used for hobbies, a workshop, or extra storage. Parking for 5 vehicles.
THE UPDATES β€” roof (2020), furnace (2017), brand new A/C (2026), interior waterproofing (2018), ESA certification, and back-flow preventer. The big stuff is done.

THE LOCATION β€” steps from Lakeview Park, Ed Broadbent Waterfront Park, and Southmead Park. A quiet street in a neighbourhood people actually want to live in.
This is the house hacking opportunity I talk about all the time. Live in one unit, rent the other, and let your tenant help carry the mortgage. Or hold both units as an investor with zero tenants to displace β€” set your rents from day one.

Ready to take a look? DM me or reach out below β€” I'd love to walk you through it.

Co-purchasing real estate can be one of the best ways to get into the market. 🏑 It can also be one of the best ways to completely destroy a relationship β€” and we've seen both.

So before you buy with a friend, family member, or partner, here are 3 rules we always recommend:

1️⃣ Put EVERYTHING in writing before you buy.
Have the awkward conversations NOW, not later. What happens if someone loses their job? What if someone passes away? What's the buyout process? These conversations feel uncomfortable upfront, but they're a lot easier than dealing with a catastrophic problem after the fact.

2️⃣ Be crystal clear on expectations.
Who manages the property? Who handles the money? How are disagreements resolved? Ambiguity is where co-ownership goes sideways β€” and it's almost never bad intentions. It's just assumptions that were never spoken out loud.

3️⃣ Know your exit strategy going in.
What's the timeline? How do you determine value? How does a buyout work? Everyone needs to be on the same page from day one.

The co-purchases we've seen thrive are always the ones where people had these tough conversations right from the start. The ones that go sideways? Assumptions and misaligned expectations.

If you're thinking about co-purchasing a home, we think it's a brilliant idea β€” when it's structured properly. Reach out and we'll help you find the right property AND make sure the relationship comes out stronger on the other side. πŸ’ͺ🏑

Paying $2,200/month in rent… and getting absolutely nothing back for it. πŸ˜”

That was my client's reality a few years ago. He felt like homeownership was just out of reach β€” and honestly, on his own, it was.

So we got creative. πŸ’‘

We helped him purchase a duplex. He moved into the lower unit and rented out the upper unit for $2,300/month. When all was said and done, he was living for just $1,000/month β€” AND building equity at the same time.

18 months later? $40,000 in equity. Half the living costs. And a tenant covering nearly all of his expenses.

That's house hacking β€” and it's not a gimmick. It's just a smarter way to get into the market and make the numbers work FOR you.

If you think buying is out of reach, let's talk. Send me a message and we'll run through the numbers and scenarios together. You might be closer than you think. 🏑
