Cap Rate = capitalization rate, but what does that mean and why does it matter when you’re looking at income-generating properties.

The formula is:
NOI ÷ Purchase Price = Cap Rate

It’s a helpful tool to understand value - but context matters. A 4% vs. 8% vs. 10% cap rate can mean very different things depending on the type of property, location, and market conditions.

If you’re buying or evaluating an investment property, this is a number you’ll want to understand.

T.M.I. stands for Taxes, Maintenance, and Insurance (also referred to as additional rent).

It’s charged on top of your base rent and breaks down like this:
• Taxes: your proportionate share of the property taxes based on your leased space
• Maintenance: upkeep of the building and general operating costs
• Insurance: the insurance for the building

In some cases you may also hear “CAM” (Common Area Maintenance)

Understanding this upfront helps tenants properly budget their total occupancy costs - and avoid surprises later on.

Ever see “$20/sq. ft.” on a commercial lease and wonder what that actually means?

That number is base rent only.

Example:
1,000 sq. ft. × $20 = $20,000 per year / 12
= $1,666.67/month (before HST)

On top of that, you’ll usually have TMI (additional rent), HST, and utilities.

Some listings are gross or net/net/net (more on that later), but most are shown as base rent per sq. ft.

Understanding the difference makes comparing spaces a lot easier.
