We structured a closing that allowed ample time to find a new residence, and, just in time, Ontario implemented the HST rebate for all new builds. This enabled my clients to acquire a new home at a significantly lower cost than an older resale property. In the end, everything aligned for those who deserve it. Congratulations to you all.
HST Incentive for Home Buyers;
Who qualifies;
The incentive applies to all home buyers, whether you are a first-time buyer or a repeating buyer, as long as the property is deemed a new build.
Variations by builder;
Some builders apply the HST incentive themselves and secure the HST credit after closing, removing stress from the buyer. Others require the buyer to pay the HST upfront (as with traditional resales) and then file for the HST rebate afterward.
Our approach;
