If you’re buying a new build, not every upgrade at the design centre is worth the extra cost.

The reality is that builders don’t always offer the best pricing or the best selection. Many upgrades can be completed after closing for less money, with more choices, and without being rolled into your mortgage.

Before you start checking every box at the design centre, consider where your money will have the biggest impact.

New builds are getting a lot of attention right now, especially with HST rebates being such a major talking point.

But one thing I’d never overlook is what materials are included in the base model.

Personally, I don’t think all base materials are good options. Some finishes might look nice on day one, but how they wear over time is a different story.

Flooring, cabinets, countertops, fixtures, and finishes can make a big difference in how your home looks and holds up years from now.

Here are some simple upgrades I wouldn’t think twice about spending my money on.
