Just Sold 🏡

This one was a bit of a journey, but it was so worth the wait.

My clients were moving back to the Ottawa area after being away for several years, settling in Arnprior to be close to their kids and grandkids. They knew exactly what they wanted and exactly what they wanted to spend, which meant a narrow search in a small pocket where homes just don't come up that often.

One option did come up, but it needed more work than they'd hoped for. Instead of walking away, we took our time. We dug into what the renovations would actually cost, weighed it against the price, and figured out a number that made sense for everyone.

Years of patience. One perfect home. 🏡

After a long search for the right upsize, my clients finally found it—a beautiful detached home backing onto parks and wetlands. We got it in competition, navigated some inspection surprises, and landed on a deal that worked for everyone at the table.

What I won't forget about this one? Hammering out the final offer from an airport lounge after vacation, doing battle with in-flight wifi at 30,000 feet, and sending the agreement for acceptance with my laptop balanced on my arms in the TSA line. ✈️ Not my most graceful moment, but we got it done.

This is exactly why I love this job. Watching people finally land the home they've been working toward — that never gets old.

A past client sent a friend my way recently (always the best kind of introduction). When we sat down at his place, I gave him my honest take: the property needed some work before we listed. New floors, fresh paint, updated lighting, and a good deep clean. Nothing over the top, but things that genuinely needed attention.

He was open to it, which made all the difference. I don't usually recommend spending much money before selling, but worn carpet and walls that haven't seen paint in years have a way of showing up in offers. We found a great deal on the flooring, got the right people in, and the place came together beautifully.

Three days after listing, we had a conditional sale while other listings on the street continue to sit on the market. 🙌

It's not always about spending more — it's about spending smart and being real with each other about what the home needs. Really proud of how this one came together.
