The Ottawa market isn't one market... it's four.

And depending on what you're buying (or selling), the story looks completely different right now.

Detached homes are still where the action is, especially in highly sought-after suburbs. High demand, strong sales volum mean that if you're a seller in this category, conditions are working in your favour.

Semi-detached is quietly becoming the most competitive segment in the city. Inventory is tight, prices are up year-over-year, and buyers are moving fast when the right one comes to market.

Townhomes have a lot of new supply hitting right now, which is creating breathing room for buyers who've been priced out. This means sellers need to be strategic on pricing.

Condos are the outlier. Supply has built up significantly and prices have softened. Buyers: this is worth watching. Sellers: preparation and pricing matter more than ever!
