The Ottawa real estate market continues to build momentum, fuelling expectations of an early and vibrant spring market. November 2024 saw 1,059 resale homes change hands, a level 45 percent higher than last November. This continues the trend we have seen in recent months of the market becoming much more active than in recent years. The average sales price of $667,000 in November 2024 was down slightly from $669,000 in October but was 4.6 percent higher than a year ago. Inventory remained at 3.8 months, unchanged from October. While September's sales volumes were level with last September, the year-to-date sales volume in 2023 is 13 percent below last year and more than 20 percent below levels from five years ago. In spite of the sluggish pace of sales, prices have remained fairly steady in Ottawa. But inventory levels have quickly risen to the highest level in five years, which could mean future pressure on prices and a difficult market for Sellers. May 2023 saw a return to more "normal" seasonal sales activity. Stable interest rates and house prices have given Buyers and Sellers more confidence to jump back into the market. Inventory in Ottawa continues to shrink which is pushing Ottawa closer towards another Sellers' market. We are starting to see well-located and well-priced properties attracting multiple offers.
