There’s been a lot of buzz around Ontario’s new HST rebate on new homes, and yes, it’s great news for buyers, but there are some important questions no one seems to be asking:

Is it positive for sellers?
At the end of the day, buyers will still buy from sellers. Resale homes aren’t going away as they offer things new builds often can’t such as: established neighbourhoods, mature lots, immediate possession, and no construction delays. That said, the market will feel different, and listing strategy matters more than ever.

Can builders keep up with demand without raising prices?
Higher demand could put pressure on builders to increase prices. History shows this is often the case. If prices rise, resale homes can remain competitive, but pricing, presentation, and marketing will still be key.

What happens after April 1, 2027?
The rebate is temporary. Buyers and builders may adjust their behavior as the deadline approaches and after it ends, the market could shift again. Will new-build prices adjust to factor the HST portion back in? Time will tell.

Every market change brings questions and opportunities. Sellers who plan ahead, price smartly, and highlight the value only resale homes can offer will always have the edge.
