September brought a lot more homes onto the Ottawa market, almost 3,000 of them, and buyers didn’t rush to snap them up. Homes are taking a bit longer to sell, and prices mostly held steady compared to last year, with condos seeing the biggest drop.

If you’re buying, this is a good time to look around and take your time. If you’re selling, the homes that sell are the ones priced right from the start.

After her separation, Jill rented in downtown Ottawa for a while before she felt ready to buy on her own. Her biggest fear was choosing the wrong house, so we talked it through, right down to what selling in a few years would look like if she hated it.

Once that fear was out of the way, she could focus on what she actually wanted, which was a backyard for her garden, close to her daughter. She found it in a townhouse near the Experimental Farm.

Answers to questions that seem so obvious to Ottawa Realtors, we forget to explain them. Me included.

Part 1: Can you decide when people come see your house when it’s up for sale? You can, and a lot of sellers don’t realise that. This week I almost saw what it can cost. Out-of-town buyers who only had 1 afternoon in Ottawa wanted to see one of my listings, and it needed 24 hours’ notice. Their agent called me and we made it work, but not every agent will pick up the phone.

If you work from home in Ottawa, I understand why you’d want the warning. There’s usually a middle ground that protects your workday without losing the buyers who can’t plan that far ahead.

Selling your first home is nerve-wracking, and selling a condo in a slow Ottawa market adds a whole other layer. My seller at 10 Rosemount felt both, and she was honest with me about it from day 1.

She made every decision based on what the market was telling us, not on what we hoped it might do. We did the work up front too. Every repair got handled, fresh caulking and other small fixes made it feel new, and she decluttered so much that she was half packed before we listed.

It sold in less than a month, faster than either of us expected with the condo market this quiet.

Thoughts from a summer on the move-

Newfoundland and Ireland are definitely cousins.

My family is the best travel crew.

45 year friendships are long conversations that never really end, and you never want them to.

Watching your boys grow up is the same thing in reverse. The conversation gets shorter and further apart, and you soak up every minute of it.

I am not moving again for a very long time.
