Everyone assumes any renovation pays you back when you sell. It doesn’t always work that way.

According to the Appraisal Institute of Canada, cosmetic kitchen refreshes like new cabinet fronts, quartz or granite counters, and updated lighting lead in resale value.

So do bathroom updates like a new vanity, fresh tile, and a walk in shower.

Energy efficiency upgrades like better insulation, smart thermostats, and high performance windows are good investments too.

Exterior paint and a steel front door get a yes too.

Basements and big landscaping projects? Do these for your own enjoyment but don’t expect a dollar for dollar return.

Most buyers want move in ready, but my client wanted something else.

This was her third offer, and it certainly wasn’t the flashiest listing out there. What got her was the garden, and the light.

She had the patience to wait for the right one and the instinct to see potential instead of just polish. Together we were able to stay focused on the goal without letting the emotion or frustration of lost offers get in the way.

That’s the kind of value you can build into a first home when you know what you’re actually looking for.

June numbers are in for Ottawa, and here’s the real story: there’s more to choose from right now than there has been in a while, which works in favour of buyers who’ve been feeling squeezed the last couple of years. For sellers, it means the days of listing on a Thursday and having five offers by Friday are behind us for now.

Where things stand:
• Average price: $733,648, up 1.3% from last year
• Median price: $655,000, down 1.3%
• Just under half of new listings sold this month

Homes that are priced realistically and show well are still moving quickly. The ones that sit tend to have gotten one of those two things wrong.
