I’d like to confirm whether the contractor will be cleaning up the area today, as it’s currently quite messy and poses a safety hazard. The condition of the west area walkway is especially concerning for seniors, individuals with disabilities, and those using walkers or canes in our courtyard. Additionally, the curb no longer aligns properly with the pavement, creating an uneven surface that increases the risk of trips and falls.

Prompt attention to this issue would be greatly appreciated for everyone’s safety.

Flashing Painting Preparation
Dear Residents,
Please be advised that the painting crew has begun prepping for the flashing painting project this morning. In order to ensure proper access and allow the work to proceed efficiently, we kindly ask that all personal belongings be moved away from the building exterior. Also, that the gates are left unlocked and accessible.

We are starting tommorow May 27, 2025 with Units 172-182, 160-170, 184-194, 196-206, 232-240, 208-218 & 242-252 (as outlined in the site plan). If you reside in one of these units, please ensure all items near the building walls are removed immediately to avoid delays and ensure safety.

Once these units are near completion, we will notify residents in the next group of units when to prepare for access.
We appreciate your cooperation as we work to improve the property.

Received reply to inquiry on Feb 7th, 2025 from Mngt Co.
Question: how are you dealing with owners that do not move vehicles for snow clearing as per last year’s correspondence.
Reply: We cannot issue a back charge for shovelling out spots. There is nothing stating owners must move their vehicles, as it is a common courtesy to move for snow clearing. “

Reminded Mngt Co. that the enclosed “ Important Information “was sent to all owners last year . 🤦🙅🏼

This correspondence precipitated the email received on February 10th “Notice Snow Removal 2024/2025.” 🤨
Suggestion: should this be added to the CCC59 rules.

“A key reminder is to move your vehicle when you hear the equipment, as the backup beepers are quite loud. If you fail to move your vehicle consistently and it is reported, we will issue a warning. After that, a violation notice with an administrative fee will be applied.

Please note that it will be your responsibility to clear your spot and assist your affected neighbor if your vehicle was not moved.”

This mornings wind contributed to the neighborhood garbage being blown everywhere.
Please ensure your boxes are secure and not overflowing.
This morning 5 blue bins had spilled over into our entrance roadway and made a horrible mess. Thanks to a neighbor (unit 284) for cleaning up the roadwsay and putting bins back up on the garbage pad.
It’s your responsibility to ensure your containers are secure.

It’s 6 pm but your leaf and yard waste still hasn’t been picked up. Why? In the fall, crews have until 8 pm to collect your leaf and yard waste. Remember, it must be placed in paper yard waste bags or bundled with twine or string.
Bundles with wire, duct tape or plastic twine will not be accepted.

CondoWeb is currently only accessible by the board, we will be launching it to the owners, but this has not been done yet. It should take place over the next couple of weeks. Owners will receive the information first and then the invite to create their login. This is already part of our standard procedure.

Hi Robyn,

During my tenure on the Board, we had a member who was developing a website for owner communication, but the task was never completed.
Recently, I mentioned to Luc that some neighbors have expressed concerns about the Condo Boards lack of communication. He suggested the use of “Condo Web' that was set up for Condo 59 owners months ago, but I and others are not aware of it. Please resend the original email to me as I may have deleted in error.

In addition, a one-page reminder to ALL to log into this Condo59 tool would be helpful.
I understand that this program is intended to be a valuable resource for all CCC59 owners.

Subject: AGM Postponed
Dear Owners,
I hope this message finds you well. I wanted to update you regarding the upcoming AGM and the financial report.
The transition between Deerpark and EOPMG this year has made reconciling the records more complex than we anticipated, and the auditors need a bit more time to ensure everything is completed with the care it requires.
They are working diligently to finalize the report, but unfortunately, they were not completed in time for the AGM package that was due to go to the owners.
As a result, we will need to postpone the AGM until we receive the final statements. Owners will receive the audited financial statements, along with the meeting date details in the coming weeks.
Thank you for your understanding and patience during this process. If you have any questions or concerns, please don’t hesitate to reach out.

For years, I recognized the need for a cheat sheet outlining our Rules and property by-laws for Real Estate agents, lawyers, and prospective buyers. It is unfortunate that deals often fall through due to non-compliance with one of our most important regulations, which is only discovered once the Status certificate reaches the prospective buyer. Despite its simplicity, the approval and processing of such a guide has been delayed for far too long.
Maybe this can be mentioned again at the next AGM meeting.
