• New listings are slightly down 📉 (helping balance things out)
• Prices are stable overall

 – Median: $635K

What this means:

🏡 Sellers: Still a good market—but strategy matters. Homes are taking a bit longer and selling ~98% of asking.

🔑 Buyers: More options + less pressure. But good homes are still moving fast—especially in the suburbs.

📍 Biggest split right now:
• Suburbs = strong 💪
• Condos (downtown) = softer, more negotiating room

⚖️ Overall: Balanced market… but VERY dependent on location + property type.
