When’s the best time to buy a home in Ottawa?
Most people think it’s spring.

The truth? Every season has its own advantage.

❄️ Winter: Less competition means more negotiating power. If you’re willing to house hunt in the snow, you may have more room to negotiate.

🌷 Spring: Ottawa’s busiest market. You’ll find the largest selection of homes, but also the most competition.

☀️ Summer: July and August are typically slower in Ottawa. As a government city, many buyers and sellers are away on vacation, so activity tends to cool off.

🍂 Fall: One of the best times to buy in Ottawa. It’s our second busiest market after spring as sellers aim to move before winter. Buyers often have a great selection of homes, and as the season progresses, competition can ease.

The “best” time to buy isn’t the same for everyone.
It depends on your goals, your budget, and where the Ottawa market is when you’re ready.

More homes are hitting the market, sales are up from April, and buyers are being very selective. Some homes are still selling quickly, while others are taking longer or seeing price adjustments.
